Kauai Real Estate Update  

If you would like to be neighbors with Facebook CEO Mark Zuckerberg it’s now possible with a $22 million dollar and change farm that just came on the market.
The 44.63-acre Kauai Organic Farms on N. Hotel Strike Over
Even though this is happening in Waikiki it’s good news for us.  The 51 day intense, sometimes extremely loud and always emotionally charged strike made the national news, having this out of our headlines is good for the entire state.
In a 99.6% vote, members of the UNITE HERE Local 5 union approved a new contract with owner Kyo-ya.  The hotels impacted are big players in Waikiki: Sheraton Waikiki, The Royal Hawaiian, Westin Moana Surfrider, Sheraton Princess Kaiulani.
Local 5 says hotel workers will return to work starting Thursday at 3 a.m. and the workers said they got most of what they asked for.  In addition to the pay increase includes the installation of panic buttons for employees who work alone in guest rooms, which will be done by next year, as well as accommodations for pregnant and nursing workers. Effective July 1, 2020, housekeepers’ quotas will be reduced from 15 rooms to 14 rooms per day.
Workers says it’s been a tough several weeks, but it was worth it.

Request For Anini Beach Park Lifeguard Patrol
Crowds flocking to North Shore beaches this holiday season have become a safety concern for fire department officials, who have requested funding for additional manpower to patrol Anini Beach Park.
Kauai Fire Department Deputy Chief Kilipaki Vaughan appeared before the County Council Wednesday to answer questions about a proposed draft bill that, if passed, would fund two full-time and one part-time ocean safety officer
positions at an annual cost of about $186,000.
The issue is basically one driven by supply and demand. Recreational beach activity on the North Shore is increasing with the onset of the winter season, but roads damaged by flooding earlier this year remain closed, leaving several popular beaches inaccessible to the vast majority of the tourist and local population, this is putting more pressure on Anini Beach.
With less room to spread out, crowds drawn by the season’s big waves and beautiful conditions are packing onto the remaining beaches.
The problem is particularly troublesome at Anini Beach, where the largest crowds have been gathering, and fire department officials feel that additional personnel are now needed to keep those crowds safe.

Kauai Year To Date Real Estate Update

Eleven months are gone and we can look at where we are at with real estate sales compared to this same time last year.  With the exception of land, all categories island wide are up in the number of sales.  The Median Price is up in ALL categories except for land on the North Shore, understandable given the weather this past year.

Poipu Beach/South Shore emerged as the big winner with every category up in both the number of Sales and the Median Price. This is the bump that I suspected we were going to see with the rains and flooding that we had earlier this year. In doing my Open Houses I’m talking to people that are staying on the South Shore as opposed to the North Shore for the first time or the first time in many years.
