Poipu Beach Real Estate Update- Just Listed!  A home in Poipu Beach for under $700K!  I just listed a 3 bedroom 2.5 bath home in the Weliweli track in Poipu Beach for $695,000. This home needs a lot of TLC but the location totally makes it worth it.  This neighborhood does not allow vacation renting but you can do long term rentals, or make this into your permanent residence.  The home is located on a large corner lot next to a 9 acre park. Call me for more information.

 Kiahuna Plantation Real Estate Update- Two units SOLD at the Kiahuna Plantation this last week!  I just sold a ground floor corner unit located in building 11 for $180,000 (LH).  This unit had been renovated, has a no stair entry and a lanai that is flush with the lawn. You can walk to the beach that the Kiahuna is on in less than 2 minutes.

Kauai Makes The “30 Best Places To Visit” List!  
US News and World Report recently released its list of “Best Places To Visit In The USA” list and Kauai was #16 on the list. Oahu and Maui were also on there but not the Big Island.

The travel destinations selected for the 30 Best Places to Visit in the USA were based on several key factors including affordability, seasonality — or the recommended best times to visit a location — and user and editor votes based on culture, food, sights and shopping, among other categories.

Higher Parking Fees In Play For Kauai
As our tourism increases, and more people are pulling over to see these scenic places, the parking spots are filling up quicker and those that are parking illegally is increasing.  Added to this the opening of the North Shore and residents are getting really unhappy with those that are parking illegally.  If the sign say “No Parking” unfortunately some people just park anyways, most of the time it’s rental cars.  It’s this frustration that lead to a new Bill that was signed into law early this month.

HB 333 HD1 SD2 CD1establishes a new State Highway Enforcement Program. The bill also sets a $200 parking violation surchargein special no-parking zones in addition to other penalties and fines for parking violations on state highways.  It’s been thought that the $35 parking fee is not that big of a deal to some people but a $235.00 ticket might get their attention. The extra $200 will be evenly split between the Police Department and the State Highway fund.
What makes a “special” no parking zone different from a regular no parking zone?  I only know that Haena is for sure in that area.  I’d suggest just treating every No Parking zone as just that.

Oahu, Maui and Big Island Real Estate Sales Year To Date
I had published the Kauai Real Estate Year To Date sales comparing 2018 June sales to 2019.  Now we can look at the other islands.

Sales of single-family homes and condominiums on Oahu fell by double digits in June, compared to a year ago. There were 327 single-family homes sold in June, which was 10.4% fewer than the 365 homes that were sold in June 2018. The median price of those homes was $800,000, an increase of 2.3% from $782,388 in June of last year.
The number of condominiums sold last month was 473 units, a decline of 13.5% from 547 units sold in June 2018. The median price of those units was $432,500, which was 3% higher than the same month last year, when it was $420,000.

On Maui 87 single-family homes sold on Maui last month, which was 2.4% more than the 85 homes that sold in June 2018. The median price of those homes was $750,000, which was an increase of 3.4% from the median price last year, which was $725,000.
The median price of a condominium on Maui in June was $552,000, an increase pf 7.2% from $515,000 in June 2018. But the number of sales dropped 19.2% to 122 units, from 151 units sold in June 2018.

There were 208 single-family homes sold on the Big Island in June, which was 7.96% fewer than that 226 homes sold in June 2018. The median price of those homes was $369,000, which was 3.21% less than the median price a year ago, which was $381,250.
The median price of a condominium on the Big Island in June was $389,750, which was 7.52% higher than the same month a year ago, when it was $362,500. That was based on sales of 72 units, which was 8.86% fewer than the 79 units that sold in June 2018.
