Kiahuna Plantation Real Estate- I will be listing this absolutely stunning Ocean View 2 bedroom at the Kiahuna Plantation this next week.  #74 has unobstructed ocean views from both the master bedroom and the living room.  This unit has been completely renovated and is one of only ten units in this 333-condominium complex with this floor plan.  Great rental income with bookings passed along to the new owner.  Located in the very center of the resort!  I’m super excited to be bringing this to the market.

2,000 Runners Participate In Poipu Marathon
It’s been exciting and energizing here in Poipu Beach this week as the area prepared for the 11thAnnual Kauai Marathon.  There were 2,000 runners and walkers from 50 states and 15 countries.  A woman from Oahu was the overall winner with a time of 3:07:05 and Jason Gortari of Reno came in first for the men at a time of 3:38:07. Tyler McCandless of CO won the half marathon for the 6thyear in a row with a time of 1:07:41.
As the race day approached there were more and more people running on Poipu Road, hotels and condos were filling up and the Kukui’ula marketplace was jumping.  Fun, fun energy around here!!

Visitor Spending and Arrivals Up For July
Hawaii Tourism Authority reported that for July visitor spending was up 2.4% year-over-year to $1.7 billion in July, while arrivals grew 6.2% to nearly 998,000.
Year-to-date spending was still down 1.3% to just below $10.6 billion. Year-to-date arrivals, meanwhile, were up 4.5% to nearly 6,189,400.  Of the four counties only Oahu was down in visitor spending but was up in visitor arrivals by 6.3% I’m sure due to the Southwest expansion.
Kauai, Maui and the Big Island all experienced growth in both spending and arrivals.

Kauai Community College Ranked Best In Hawaii
Wow!  Our very own college in Puhi was ranked the best community college in the state by Wallethub, a personal finance website. There were 710 community colleges included in the ranking, and Kauai, which was the only Hawaii CC that scored in the top 30, got an educational outcome score of 45, a career outcome score of 171, and a cost & financing rank of 198.

The best-rated CC in the country — according to Wallethub’s analysis — was the State Technical College of Missouri, and the worst was Sisseton Wahpeton College in South Dakota.

Kauai Real Estate Year To Date
Pretty much across the board the number of sales and prices are down for homes but prices and sales for condominiums and land are up.  The number of sales for single-family homes are up in Lihue but the Median price is down slightly in Lihue due to a new affordable housing complex that has been dominating the Lihue market.

Continuing to dominate the market with multiple offers and lowers days on market are homes around the $600K mark and condominiums below $500K.  This market is still incredibly strong.

Below is a graph of the Year To Date Activity, contact me to find out how this relates to your particular area of interest.
