Kiahuna Plantation Real Estate- 4 Days On The Market!  I had just listed Kiahuna Plantation #74, an updated Ocean View 2/2 in building 14 for $695K and within 4 days I had an accepted offer.  What sets this unit apart are the views from both the master bedroom and the living room, the floor plan which includes an extra lanai and cathedral glass paned windows on the dining area side wall.  Out of 333 units at the Kiahuna Plantation only 10 (!!!) have this particular floor plan, even fewer have these views.

Real Estate Firms Fined Over Failure To Disclose
Any property that was built before 1978 is required to include a “Lead Based Paint” Addendum.  Usually property owners have no idea if lead based paint was ever used on their property, all they know is they have not used it and the property has been painted multiple times over the years.

I have always been cognizant of using this form and have not missed including it, but really this flies under the radar.  I was shocked to read the headline that the U.S. Environmental Protection Agency recently reached a settlement with two Hawaii real estate companies over their alleged failure to disclose lead-based paint to homebuyers which means: they didn’t include this form in their transaction.  The companies paid more than $26,000 in fines.  One company is on the Big Island and the other in Maui.

There were no health concerns cited in the charges against the real estate companies and the fines reflect that.  This might be a case of a couple of Realtors getting a bit sloppy with their contracts and getting tagged for it.  Moral of the story is: Make Sure You Do Your Real Estate Paperwork Right

Hawaii The Happiest State-West Virginia The Least Happy
Wallethub did a survey of the 50 states based on several key criteria including physical well-being, work satisfaction, and community and environment. This is Hawaii’s second consecutive time grabbing the No. 1 spot, and its fifth time in at least the top 10 on the list.

Of the criteria that each state was judged by, Hawaii adults had the lowest share of depression, the longest life expectancy, and the highest social well-being score. The state was among the top five states for income growth, low divorce rates, underemployment and median credit score.

On the flip side, Hawaii ranked pretty low in a few categories, including economic confidence (No. 40), commute time (No. 42), job security (No. 48), and adequate sleep rate — the only category where Hawaii came in dead last (No. 50).

Other key findings in the report:

  • After Hawaii, the happiest states were Utah, Minnesota, California and New Jersey
  • The least happy state in the U.S. according to the report is West Virginia, followed by Arkansas, Alaska, Mississippi and Louisiana
  • Residents of South Dakota had the highest-average sleep rate, opposite Hawaii’s No. 50 ranking
  • Washington had the highest sports participation rate and Kentucky had the lowest amount of active adults
  • New York had the lowest suicide rate in the country and Montana had the highest
  • Residents of Utah had the fewest work hours and Alaska residents reported the most
  • The safest state in the country is Minnesota and the least safe state is Mississippi

Koloa Rum To Open Factory/Museum In Koloa

If you have seen the land clearing across from the Anne Knudson Park which is right before you hit Koloa Town, not to worry! That is not new buildings but a new facility for the Koloa Rum Factory.

I was much impressed with the talk that the owner Bob Gunter of Koloa Rum gave at our Build The Park meeting. He said they have outgrown their current facility in Kalaheo and wanted to do something really special in Koloa. He said they are building a museum, tasting room, a cafe as well as their new production plant of which they will be giving tours.

Bob said that they have multiple varieties of cane that will be planted on the grounds (you can see where they will be planting it in the video).  Some of these cane stalks date back to the 1800’s.  Also on site is an old plantation home.  Mr. Gunter has been doing some water line improvements for the area as a part of the County requirements for him to build.

It sounded like he was very aware that his project would be a “first impression” for those coming to Koloa or continuing on to Poipu and he plans to have this be an impressive, functional and culturally significant project.  I am very much looking forward to it’s completion which looks to be sometime in 2022.
