$800 Million Timbers Resorts On Kauai Opens Phase One
Located on the bluff of Nawiliwili Harbor and Kalapaki Beach Timbers Resorts made the headlines this week with their announcement of the opening of Phase 1.  This resort is selling whole and fractional (timeshare) ownership and they have stated that this year they have sold $50 million in sales.  When I look at our MLS data, which will only show the whole ownership transactions, I see they have sold only one unit for $8,700,000 (list price $9,500,000).

Prices are starting at $355,000 and $810,000 for fractional ownership, whole-ownership prices range from $2.59 million to $10 million. The company is also offering luxury vacation rentals at the resort, with rates ranging from $1,500 to $6,500 per night.
The price point is quite an undertaking for this location, I would think the fractional sales would do extremely well.

Hawaii’s Mortgage Delinquency Rate Improves
Hawaii’s mortgage delinquency rate improved by 0.5% in March, and was a full percentage point lower than the national average for loans that were 30 days or more past due.  According to the report, 3.3% of mortgages in Hawaii were 30 days delinquent in March, an improvement from 3.8% in March 2017. The national rate in March was 4.3%, which was a slight improvement from 4.4% last year.
Hawaii’s rate for serious delinquencies, defined as 90 days or more, was 2% in March, an improvement from 2.5% in March 2017. But it was slightly higher than the national rate, which was 1.9% in March and the lowest rate since 2007.
The state’s foreclosure rate in March was 1.1%, which was an improvement from 1.4% last year, but was nearly twice the national rate of 0.6%
Have you ever been on Zillow and seen properties that are listed as “Pre-Foreclosure”?  Here is the data that feeds that.  When people are late on their mortgage it can pop up on Zillow as a pre-foreclosure property.

Wilcox Memorial Hospital Telemedicine Machine’s

I got the cutest photos of “Rudy” who is the Chief Canine Officer at Wilcox Hospital demonstrating the new Telemedicine Machines.  This is the current project that Wilcox Memorial Hospital is focusing on for their fundraising efforts.  This project makes perfect sense for our island as it will allow patients to stay on Kauai and connect with doctors/specialists on different parts of the island or the other islands.  Here is a brief overview:
