Oahu Officially On Lockdown
Given the news that we were getting it was no surprise when Oahu officially took their efforts to curb the spread of COVID to another level by shutting the island of Oahu down.  Effective last Thursday that island is under a stay-at-home order, the other islands are not impacted by that order.
This order is for two weeks however it was stated that it’s very likely that it will go for 1 month.

Zombie Foreclosures In Hawaii
A “Zombie Foreclosure” is a home that is sitting empty and is in the process of being foreclosed on.  Hawaii is the only state in the U.S. that did not see a rise in Zombie Foreclosures from the second to third quarter.
The report found that 7,961 homes, or 3.7% of the 215,886 U.S. homes that are in the process of foreclosure, are zombie foreclosures, an increase from 3% in the second quarter. Despite that, it’s still a tiny percentage of the 99.4 million homes in the U.S.

In Hawaii, just seven of 173 pre-foreclosure homes were vacant, but that amounts to 4.05%, which was a decrease from 5.24% in the second quarter and 5.38% in the third quarter of 2019. Hawaii has a total of 421,083 residential properties.

Impacting these numbers is the federal government temporary prohibition on foreclosures of government backed mortgages, which is about 70% of the homes in the U.S.  The temporary order expired yesterday, August 21, 2020.

Rumors about what businesses on Kauai are closing and who is staying open continue and it’s hard to know what is fake news and what is not.  Until the sign comes down you just don’t know.  Ruth Chris Steak House in the Kukui’ula Shopping Village has removed all their outdoor signs, their menu at the base of the stairs.  I went up the stairs and when I looked in the dining room there are table and chairs but all of their signs are gone.
When I checked their website they list locations on Oahu, Maui and the Big Island but no longer Kauai.*

Kauai Real Estate Year To Date 2019 vs 2020
Pretty much a Rinse and Repeat!  Our 8 months of 2020 real estate data compared to the first 8 month of 2019 is trending on almost the same lines as last months report.

Here are the highlights:
*Home Prices are up across the board
*The Number of sales are down in just about every category island wide
*Condominium Sales saw a upward tick on the North & East Side
*The number of Land Sales are down, hard to get a good read on prices
