Lunch With Kauai’s Mayor <img src=”image.gif” alt="BernardCarvalho“/>
Last Tuesday I attended the “3rd Annual Mayors Luncheon” at the Sheraton in Poipu Beach. Mayor Bernard Carvalho gave a talk about his plans for Kauai and then there was a “talk story” session with the Director of Kauai’s Chamber of Commerce. The setting was lovely and there were about 300 people there.

I believe the points that someone that owns property on Kauai or wants to own property on Kauai would want to know is;

A)  The County has converted 3,000 of the streetlights to energy saving LED lights saving the county $400,000. Kauai was the first in the state to do this.
B)  Redevelopment of the Lihue area to make it a more walk able community along with changes to the Kauai Bus routes to make it more user friendly.
C) Lastly, and my favorite announcement, is the streamlining of the permitting process. As of August 1 they will be doing test cases of applying online with the target date of having it up and running by February 1, 2018.

Hawaii Tourism Numbers Higher Than Projected
Hawaii’s tourism for both spending and arrivals have gone beyond the projections set earlier this year.
Spending increased 8.7% to $8.4 billion during the first half of 2017 when compared to this same time last year.
Arrivals increased 4.3% to 4.6 million compared to the same period last year which is 2.5% higher than what the Hawaii Tourism Authority originally projected earlier this year.

Visitors from the U.S. West Coast — Hawaii’s largest tourism source — spent 10.6% more than expected for the first six months of the year, climbing 11.5% to $3.06 billion. Year-to-date arrivals increased 3.3% to 1.9 million, which was 3.9% more than expected.
The East Coast, Japan and Canada all increased. Australia and New Zealand were the only markets that decreased; this is due to their weakened economy.
It doesn’t look like we’re done yet. July to September airlift to Hawaii from the Mainland is expected to increase 2.5% compared to the same period last year. Speaking of which….

Hawaiian Airlines Adding Routes
Hawaiian Airlines is adding three new daily non-stop routes between Hawaii and California and Oregon early next year. The A321neo planes will be delivered later this year. Here are the new routes;

Oakland California and Kauai (April 11, 2018)
Portland Oregon and Maui (January 18, 2018)
Los Angeles and Kona (March 11, 2018)

Kauai Real Estate Year To Date Statistics

We have the first 7 months of this year sales data and what we see is an overall uptick in the number of Sales and the Median Price.

Homes, Condos and Vacant Land Sales are up island wide with two exceptions; the South Shore area home sales were relatively flat and the Lihue/Puhi area for condos was down a bit.   The Median Prices were up with a couple of exceptions; the south shore condo Median Price is down due primarily to the Kiahuna Plantation leasehold sales which are way up but the prices start around $35,000 (LH). Land prices are down on the North Shore while the sales remain relatively flat. In Lihue/Puhi there was a surge the numbers of land sales which were up 383.33%, this is because the prices have softened a bit in that area, down 11.25%.
