I did some holiday shopping in Oahu and I made a stop at the Royal Hawaiian Hotel to see their holiday decorations. The hotel is perfectly dreamy this time of year and they had their signature “pink” Christmas Tree in the front lobby.

Kauai Real Estate

I will be taking a week off from the blog and will be back January 2, 2018. I’ll do a year end market review at that time but I couldn’t resist a peek at where we are currently at. So far this year there have been 1,180 properties sold on Kauai compared to 1,109 last year. The Median Price is up for Homes by 5.52% and Condos are up 7.63% island wide. Have a joyous holiday season and the happiest of New Years!

Kauai General Excise Tax Going Up-With A Twist
The Kauai County Council approved Bill 2670 to establish a general excise and use tax surcharge.
The half percent tax increase will take effect Jan. 1, 2019 and is projected to generate nearly an additional $25 million annually. It will remain in effect until Dec. 31, 2030.

What is different about this raise in GET is this: The Hawaii State Legislature has authorized Kauai County to use the half percent tax to go into a “G.E. Tax Fund” which is going to be specifically used for land-transportation improvements, including roadways and bridges, land acquisition as well as the bus system.

Kauai’s General Plan Get’s Public’s Feedback

Kauai’s County Council has been holding meetings with Kauai residents on the update of the General Plan. Participating in the discussions has been attendance at the meetings, a petition signed by 1,547 residents and hundreds of emails.
A bright spot of these discussions was delivered by Council vice chair Ross Kagawa. He said after much public opposition the project developers of a resort in Princeville agreed to remove the project from resort designation.
The general public’s main concerns are:

Tourism Control

Proposed Road connecting Poipu Road to the Western Bypass

Zoning and permitting code changes

Protection and halting of development along Kauai’s coastal area’s.
