Kiahuna Plantation Factual Good News; Last year at this same time Year To Date we had sold a total of 8 units which was good. Now? New Kauai Community Planned
The Resort Group and East West Partners have joined together to create a new residential community near Princeville at Hanalei. This development group has done work on Kauai before at the Kukui’ula Development in Poipu Beach.  East West Partners will manage the planning, development, marketing and sales of this new North Shore community, which encompasses the Prince Golf Course, clubhouse and oceanside residential homesites.

The development includes 700 acres adjacent to the Prince course and calls for 75, 5-acre ranch lots. The North Shore project will feature a spa, retail and culinary center, lush gardens and groves of fruit trees, Hawaii-themed pavilions and open spaces. A network of paths will provide opportunities to walk, hike, and bike to tropical streams and waterfalls.  $25 million will be spent on initial infrastructure improvements.

Oahu, Maui and Big Island Real Estate Year To Date

Last week we looked at the Kauai Real Estate Market Year To Date statistics, let’s check out Oahu, Maui and The Big Island.

Oahu single-family home prices reached an all-time high of $795,000 last month, beating the previous record of $760,000 set in June 2016. Home sales on Oahu hit a 10-year record in June, increasing 11.4% to 380 sales.
Meanwhile, the median price of condominiums on Oahu last month decreased 1.4% to $400,000. Condo sales also declined by 2.8% to 538.
Oahu’s real estate market remains competitive with days on market reaching a record low of 14 days for both single-family homes and condos in June. Condo bid-ups also hit a new high in June, with 27.1% of condos being sold over asking price.

In Maui year-to-date single-family home sales are up 2.4% to 546, while prices are up 11.5% to $705,000, from $632,500 during the same period last year.
Year-to-date condo sales grew 10.2% to 712, with the median price up 12.4% to $475,000 compared to the same period last year.
Pending sales of single-family homes increased 24.7% in June to 111. There were also 111 pending sales for condos, an increase of 13.3% from last June.

On the Big Island, year to date, there were 1,223 residential sales, a 5.5% increase from last year, while the median price increased 6.6 percent to $347,550.  Meanwhile, condominium year to date sales up 19.7% to 437.
The median price for condominiums jumped up 6.8% to $329,000, from $308,000 during the same period last year.

Hapa Road, What It Means To The South Shore Development

Hapa Road dates back to ancient times and served as the main artery for Hawaiians to get from Poipu Beach to Koloa. This 1.6 mile road starts at Poipu Road directly across from the Kiahuna Plantation Resort and runs along Kiahuna Plantation Drive to Koloa Town. Back then the now beach community was rich with agricultural activity.

A community of south shore locals are looking to preserve Hapa Road (also known as Hapa Trail) by maintaining this road and on Friday 200 people gathered to do some clearing work and repair the wall that runs along the Hapa Trail.  Koloa Days will start on July 21 to July 30 and in preparation around 200 people showed up to work last Friday to work on Hapa Trail. In ancient times Hawaiian’s used the Hapa Trail to get from Poipu Beach to Koloa town. During Koloa Days there will be an educational walk on this path.

In 2002 Teddy Blake, a south shore local, had a vision to preserve this historic piece of Poipu Beach history and to protect it from any future developments.  At this time Village at Poipu Phase One is essentially land locked because they cannot cross this road.
