SOLD!!!! My Ocean View Makanui #221 listing closed escrow last week for $617,500 (FS). The bank foreclosure unit at the Kiahuna Planation that fell out of escrow last week got another offer and they are back in escrow. Kauai Real Estate 2017 Compared To 2016 Numbers

The August Real Estate numbers are in and we can now see where we are at for the first 8 months of 2017 compared to this same time last year.

Residential Homes; With the exception of Hanalei the Median Price was up for Residential Homes in all five districts of Kauai. The number of homes sold in the South Shore and Kawaihau area were down a bit but the South Shore can show a rise in their Median Price by 8.45%.<img src=”image.gif” alt="residentialsaleskauai“/>

 

 

Condominiums; There is a direct correlation between the number of condos sold and the Median Price here. On the South Shore the number of sales are up 35.48% but the prices are down -20.50% The reason for this is the large number of Kiahuna Plantation leasehold condominiums that have sold this year 26 YTD compared to 10 in 2016 (of the 26 that have sold only 6 sold for over $100,000). These sales are skewing the South Shore numbers. Lihue condominium Median Prices are up and the number of sales are down. Kawaihau sales are up and their Median Prices are down and the same for Hanalei.

Land; The number of sales are higher for Waimea, South Shore and Lihue. The North Shore was flat and Kawaihau is down -9.09%. The Median Prices are all down with the exception of Waimea which is up 14.67% and Kawaihau up 17.69%
