<img src=”image.gif” alt="kauaiweather“/>Storm Hits The Hawaiian Islands
Sunday morning strong winds gusting up to 60 mph were predicted to hit Kauai at 4 a.m. and then move on down the island chain.  What wound up happening is we did get wind and rain but the damage was fairly minimal as it passed over our island.  In my communications it appears that Maui got hit the worst.

It has been, for us, very cold.  As I write this it’s 1:45 on Monday afternoon and it’s 69 degrees here in Poipu which is definitely not the norm.  There is another storm that is going to hit on Wednesday through Friday and I have heard that rain is going to be more of the issue.  For now…..brrrrrrrrr!

Southwest Makes Passenger-less Flight To Hawaii
On Tuesday Southwest Airlines touched ground at Honolulu International Airport on the first of their “validation” flights.  For the next few weeks the airline will continue these flights in which the airlines will demonstrate to the FAA their communication and long range navigation skills.  The test flight continued with a flight on Wednesday morning to Dallas.  The flight was greeted by cheering Southwest employees that were on the ground in Honolulu International, some of the employees are originally from here and are excited about the airline branching out to Hawaii.
A launch date for commercial flights has yet to be confirmed, but Southwest has announced that its routes will connect four Hawaii airports (Honolulu, Kahului, Lihue and Kona) to four in California (Oakland, Sacramento, San Diego and San Jose). Specific pathways have yet to be revealed.

Honolulu Judge Backs Airbnb On Vacation Rental Documents
Last Thursday a Honolulu Judge blocked the state of Hawaii’s move to force Airbnb to hand over 10 years of vacation rental receipts.  The States position is they want to make sure the people renting their places here are paying their General Excise and Transient Accommodations taxes.
The judge said that the state has not shown sufficient evidence that the users of Airbnb have not paid their taxes or that this information could only be obtained from Airbnb and not some other source.
Hawaii joins New York and San Francisco in going after Airbnb but none of the cities have been successful so far.  However I think the writing is on the wall.  The way business is currently being done I’m sure is in for a change.

Oahu, Maui and Big Island Real Estate Update
Last week we reviewed the Year To Date Kauai Real Estate market and this week we have the data for Oahu, Maui and the Big Island.

On Oahu the number of sales of single family homes declined by 2.4%.  In 2018 252 homes had sold and in 2019 246.  The Median price also droped 0.6% to $767,500 from $772,000 the same time last year.
Condominium sales dropped 12.8% in January to 326 units sold, from 374 units sold in January 2018, while the median price declined by 7.2% to $399,000, from $430,000 last year.

The Median price of a single-family home on Maui last month was $730,000, which was a 3.5% increase from $705,000 in January 2018. The number of sales, however, dropped 27.6% to 63 homes sold in January, from 87 homes sold during the same month last year.
The number of condominiums on Maui sold in January rose 7.4% to 130 units sold, from 121 sold during the same month last year. The median price of those condos was $528,450, which was an increase of 4.4% from $506,000.

On the Big Island the Median price for a single-family home was up to $361,250, which was an increase of 9.8% from $329,000 during the same month last year. The number of sales dropped 17.34% to 143 homes sold in January, from 173 homes sold in January 2018.
The number of condominiums sold in January rose 10.91% to 61 units sold, from 55 units sold in January 2018. The Median price of those units was $341,500, which was a 1.59% decline from $347,000 in January of last year.
