Kauai County To Consider Relaxing Permit Fees For Long Term Rentals
Ever heard of an “ARU”?  It stands for Additional Rental Unit and here is how it works: if you have a home on Kauai that can have a section of it rented out long term that is an ARU.  However two kitchens are not legal to have in one house so you need to go through the permitting process and that’s where things get bogged down.  It’s expensive, anywhere from $1,000 to $10,000 and time consuming so plenty of homes bypass this and rent out a section of their homes anyways.

But that might change.  This Wednesday Kauai County will be considering several bills that will waive all of these fees in an attempt to encourage more affordable rentals on island. Lack of rentals is so bad it’s at a crisis point and this is thought to be an easy way to encourage residents to start renting out a section of their homes.
The draft bills up for consideration are numbers 2740, 2741, 2742, 2743, 2744 and 2745. Stay tuned!

Southwest Moves Closer To Kauai
An extremely good source of mine (and you know who you are thank you!!!) informed me that Southwest is accepting internal transfer bids for Lihue!  The tentative start date is June 24 with service to Kauai starting on July 1. This information supported another source I have who works at the airport, she said that Southwest was working on setting up their counter space.

Hawaiian Airlines Launces Direct Flight To Boston
Hailed as the “longest interstate airline route in the U.S.” Hawaiian Airlines launched flight 90 from Honolulu direct to Boston amid much fanfare.  The 238 passengers had a 10 hour flight to Boston but coming back from Boston they has additional cargo; one and half tons of live lobster!  Hawaiian will be transporting lobster, fresh fish and produce from Boston on a regular basis on their return flights which will number 5 times a week.

The flight is meant to encourage East Coast travelers to vacation to Hawaii and they are confident this direct flight is the way to go.  Hawaiian said some 250 people travel each way between eastern New England and Hawaii on any given day, a route that generated $79 million in ticket sales last year.

Oahu, Maui and Big Island Real Estate Update
On Oahu the Median price of a single family home in March was $788,000, which was a 2% gain from March 2018, while the Median price for the 12-month period from April 1, 2018, to March 31 rose 4% to $792,000. But 12-month total declined 9% to 3,664 homes sold.
The number of condominiums 12-month total declined by 6% to 5,628 units sold. The Median price of a condo for the 12-month period was unchanged at $418,000.

On Maui the Median price of a single-family home in March was $712,718, which was an increase of 4.8% from $680,000 in March 2018. Sales declined 5% to 96 homes sold, from 101 homes sold in March of last year.
Condominium sales jumped 21.3% to 154 units sold, from 127 units sold in March 2018. The median price of a condo on Maui also jumped by 13% to $508,500 in March, from $450,000 last year.

On the Big Island 205 single-family homes sold last month, a drop of 18% from 250 homes sold in March 2018. The Median price of a single-family home was $383,880, which was relatively unchanged from $382,500 in March 2018.
Sales of condominiums fell 16.47% to 71 units sold in March, from 85 units sold during the same month last year.  The Median price of a Big Island condo in March was $375,000, which was a decline of 8.54% from $410,000 in March 2018.
