New Hawaii Real Estate Related Laws Part II

Last week I started a series of entries to my blog that will have new Hawaii Laws that will impact those that own property here. Today is part two.

House Bill 2033: Service on Nonresident Property Owners

Attention Nonresident Owners- Does your current mailing address match what the Kauai Real Property Tax Office has on their records? It would be good to check and if not update your contact information with their office. HB 2033 has been in effect since July 1, 2018 and it is very important to nonresident owners.  This bill authorizes service of summons on nonresident property owners for actions involving the real property owned by the nonresident through summons mailed to the malign address on record with the real property tax office in the county in which the property is located.  This means if missed something of importance that got mailed to you claiming the address is wrong is a nonissue.  For a complete read of this bill click on this link: House Bill 2033

Hawaii Visitor Spending On The Rise In June
Hawaii Visitor spending rose 10.3% to $1.6 billion in June, bringing spending up 10.8% for the first half of the year to $9.26 billion. Arrivals increased 7.3% in June to 897,099 visitors, while year-to-date arrivals are up 8.2% to 4.98 million.

All four major Islands realized growth in visitor spending and arrivals in the first half compared to last year; however, the Big Island experienced drops in arrivals and visitors in June this, of course, due to the eruption of Kilauea.

Island by island:
Kauai reported a 13.1% increase in visitor spending to $195.3 million and a 9.1% increase in arrivals to 135,484.

Oahu spending increased 12.3% last month to $760.6 million, while arrivals rose 5.5% to 542,951 visitors.

Maui visitor spending increased 10.1% to $433.5 million and arrivals rose 11.5% to 280,561.

Big Island arrivals decreased -4.8% to 149,817 visitors and spending dipped -0.9% to $194.3 million compared to last June. There was a 20% drop in day trips to the Big Island in the month of June. For the first half of the year, spending increased 9.3% to $1.33 billion while arrivals rose 7.2% to 868,147 visitors.

Kauai Year To Date Real Estate Activity

August is here and where are we Year To Date in our real estate activity? For one the Median Price is up in all categories except land on the North Shore and that $1.2 plus million is an average price for getting a home there as well. The South Shore of Kauai is picking up some serious speed with their home prices; up 19.83% from this time last year at $825,000.
