Poipu Beach Real Estate Update - I just listed Kuhio Shores #208 which is a one bedroom, one bath renovated unit with AC in both the Livingroom and bedroom. Kauai Looking To Open Up For Summer Tourism
“Late Spring” is the word on when our County would like to be back in the Safe Travels program to be ready for the Summer traffic. The County acknowledged that they have received calls from business owners that have been “very vibrant and loud” when it comes to being back open again.

The businesses that are still standing are barely hanging on and most in the hopes of tourism returning soon. On February 23 the Hawaii Tourism Authority stated that 8,394 people flew to our state, the breakdown was 4,540 arrived in Oahu, 2,505 on Maui, 1,243 on the Big Island of Hawaii and 106 arrived on Kauai. For the month of February Lihue reported anywhere from 56 to 203 arrivals.

Kauai County has spent $30 million in federal and county funds since March 4, 2020. So far over 22,000 doses of the vaccine have been done covering about 18% of our islands population.

The question is what is the exact date that our County is targeting? At this point “Late Spring” would suggest sometime in May. Those in the industry say that a definitive date is needed for a successful reopening.

Bill To Unify Travel To Hawaii Now Moves To The Senate
If the County of Kauai opens up to tourism by the summer HB 1286 would be a moot point but it does have merit in the respect that, if passed, the Safe Travels program will stick. As it’s now written Mayors of each island could not opt out. And the bill is making headway.

Last Friday HB 1286 passed the last committee to approve it and it now moves on to the Hawaii Senate for approval.

This bill would make the travel process to Hawaii the same for all islands and would remove the ability of each islands Mayors to “opt out” of the Safe Travels program. It would become effective July 1, 2021 if passed by the Senate.

Kauai Real Estate 2020 vs 2021
The statistics for the first two months of sales on Kauai compared to this same time last year are now available. It will be interesting to track these figures from here on out as this time last year things were starting to shut down. Not a lot of good has come from 2020 but one sector that emerged a winner was the housing market.

Presently I am seeing a slight slowdown in residential housing for the $1,800,000 and up price point. Any home that is under $900K is getting an overwhelming amount of activity. Land sales are holding and some good news is there’s a bit of an uptick in vacation rental condominium sales. This slight slowdown is not an altogether bad thing as the pace that we were at is not sustainable. The vacation rental condo market movement I owe to the vaccine and the general population being more optimistic about travel in the near future.

The graph below is Year To Date Kauai real estate sales for the first two months of the year compared to this same time last year. The numbers below reflect real estate activity in December and January with those closing happening in February. We see the number of sales and the Median Prices of homes up. The condo sales are up as well but prices are soft, land sales and their prices are up as well.
