Poipu Beach Real Estate Update- Last week I received multiple offers on both of my new condominium listings at the Kahala and the Makahuena. We are in escrow on both of them for over the listed price and the Kahala has a backup offer as well. The Makahuena 2-bedroom 2-bath has a nice ocean view from the lanai, is being sold unfurnished and As Is.

Kiahuna Golf Village Home Plans Come To Life
I’m really excited to showcase my Sellers plans that have come to life by a company that is brand new to Hawaii but not new to the mainland. Hawaii Legalizing Marijuana Bill Defeated
Senate Bill 3335 would allow recreational use of marijuana for adults here in Hawaii and, it made it through a couple of committees. But ultimately it was defeated in the House Finance Committee.
The Bill, as you can guess, had passionate supporters for and against the bill. In the end the amount of concerns and the number of “no” votes prevailed.
Kauai Delta Flight Grounded After Bird Strike
Late last month a Delta Airlines Airbus from Seattle to Lihue was grounded after a bird strike occurred while the plane was landing. Delta flight 344 had landed and was moving towards its gate when a Barn Owl hit the nose of the airplane. None of the 185 people on board were injured. The nose of the airplane was damaged and the plane was grounded for repairs cancelling the return flight to Washington for that day but, it did resume the following day.
Kauai Housing Market 2024 vs 2024
Kauai home sales and prices continue to climb as more buyers are entering the market. We’re looking at the first four months of home sales here on Kauai and comparing that to this same time last year. With the exception of Lihue, the number of home sales are dramatically up.
When we look at just the month of March and compare it to March of 2023 we see the days on market increase from 81 to 91. The number of sales increase as well from 23 in 2023 to 29 this last March. The Sold to Original List Price, meaning before any price reductions were done, was slight off at 92.04% in 2024 compared to 93% in March of 2023. Prices are going up and Sellers are not having to drop their prices and if they do, it’s not by much.
