Kauai Real Estate Sales Year-To-Date May 2025 vs 2024
Volatile and unpredictable—that’s the best way to describe the Kauai residential housing market so far this year, and honestly, the national market isn’t much different. What we’re seeing is a market driven less by local factors and more by news headlines and global events. Like the news itself, it’s all over the place. But one trend is emerging: buyers who have been priced out of single-family homes are shifting into the condominium market, and that shift is clearly showing up in the numbers.
At the end of May 2025, the data points to a notable transition from home sales to condominium purchases. Comparing this year’s activity to the same time last year doesn’t give you an apples-to-apples view—too much has changed. Since the new administration took office in January, the overall landscape in the U.S. (and on the planet, frankly) has shifted. Looking at the first five months of 2025 compared to 2024 is like comparing two different realities.
