Kauai Real Estate Update, Poipu Cave Tours Stopping, New Poipu Restaurant, Oahu-Maui-Big Island Real Estate YTD Stats

Kauai Real Estate Update- It’s been a bit slow here which is typical this time of year and especially before an upcoming election.  When I did a search of the activity for last week every price change done was a reduction in price (see screenshot).  Should you be reducing your price?  Only if it’s not in line with other properties listed, otherwise hold tight and know that this is typical for this time of year.  For a complete list of all the real estate activity on the island for last week click here; Kauai Real Estate Activity October 7 to 13, 2024

Poipu Beach Real Estate Update- Sold |  Ocean View Manualoha #608  $1,200,000 (FS)

Tours For South Shore Historic Cave To Stop
After 20 years the Makauwahi Cave tours will come to an end.  I’ve gone on the tour multiple times, it’s fascinating and a treasure trove of artifacts and the history of Kauai going back some 10,000 years.  It’s run by Dr. David Burney and his wife Lida, tours are free with a suggested donation of $10.00.  Tours will stop on October 31, 2024 so if you are on island and want to book a tour click here:  Makauwahi Cave Website

Makauwahi Cave is a sink hole with a treasure trove of fossils that provide a historical account of what had happened in that area going back thousands of years.  At the site you can learn how Hawaiians lived before the islands were discovered and what the area was like before humans came to Kauai. 
So why is it closing?  The area is owned by Grove Farm and they have leased out the cave site to the Burney’s in exchange for the cave being taken care of and insurance being purchased.  According to the Burney’s they have been on a month to month lease for the last year but now Grove Farm told them they were uncertain about future plans for the property and didn’t want to continue with the encumbrance of a lease.    
Tortoise’s Go Missing.  On the heels of this announcement the Kauai Humane Society mistakenly posted on social media that the tortoises that live in the area were going up for adoption.  This was false information and when I search for it, I just find the remnants of the former posts.  However, since then two resident tortoises ages 30 and 56 years old have been reported missing.  Anyone with information on this is asked to report it to Crime Stoppers Kaua‘i at 808-246-8300 or visit crimestopperskauai.org.

New Italian Restaurant Coming To Poipu Shopping Village
The owners of “Isola Cucina” are redoing the old Roy’s site in the Poipu Shopping Village and have signs out that their Italian Restaurant is Coming Soon.  This is a huge site with a prominent placement at the entrance right across from Keoki’s.  I can think of two different restaurants that have tried to go of this site, let’s hope third time is a charm as I’d love to have another dining option. 
I saw the signs on the road and when I stopped to investigate one of the doors was open allowing me to see inside.  I can’t find anything online about the restaurant, just that the owners appear to live in Omao. 

Oahu, Maui and Big Island Real Estate Year-To-Date 2024 vs 2023
For the state the story is exactly the same, only the percentages differ.  The Median Price of a home on Hawaii, and the number of sales for those homes are up on every island.  So is the Median Price of a condominium but the number of sales for condominiums are down on every island.

Kauai’s 37.01% uptick in the number of homes sold compared to the other islands 0.52%, 1.07% and 5.84% respectively is impressive but is not painting a realistic picture.  Being the least populated island we don’t have near the housing units that the other islands do so any movement in our market will have a bigger impact. 
Maui’s numbers are still skewed from the wild fires of last year and their overhauling of condominium usage.
