Bette Midler Helps Kauai Farmers
Did you know that Bette Midler was born and raised on Oahu? She majored in drama and UH Manoa and had a small uncredited part in the 1966 movie Hawaii. Now she is helping out the farmers on Kauai by way of leasing out parcels of her massive land holding in Kapaa which she bought specifically to keep large developments out.
The location of her land is ideal as it’s situated in between Olohena and the Kapaa Bypass Road. This is easy for farmers to get to which is a part of the challenge for local farmers.
This project is being spearheaded by Malama Kauai who approached Bette Midlers team on this venture. 87 plots that front Olohena Road have been identified as land to sublease out. The first phase will be 20 acres of which will include a washing and picking area, greenhouses, walk-in cold storage and a meeting space. Cattle farmers will continue to occupy the other spaces as the phases roll out.

Kauhale At Koloa Village
Adjacent to Koloa Village is a new condominium complex that is finally breaking ground. Kauhale at the Village will be a total of 60 fee simple condominiums spread out over 15 buildings, they will be both one bed one bath at 840 sq ft and two bedroom two bath 1,100 sq ft condominiums. No vacation renting is allowed, these are designed to be full time residences or Kauai’s version of a pied-a-terre that is within walking distance to everything that Koloa Town offers.
These are supposed to be completed by late this year or early next, by the looks of things they are full steam ahead. When pricing and availability become available I will post this information.

Kai Olino Affordable Family Apartments Waitlist Open
Two fires, both intentionally set, set back the opening of an affordable housing project in Eleele near the Port Allen area. One of the two buildings was set on fire on February 25, 2024 and the damage was so extensive that the cost to rebuild landed at $20 Million. The second fire happened in January, 2025 but the damage was contained to $15,000.
This is a nonprofit venture with a total of 73 Two and Three bedroom apartments overlooking Hanapepe Bay with outdoor community space. The waitlist opened up on March 17 for 23 of the units and applications were quickly filled.
A second lottery will be held and applications can be submitted now until April 7th, the lottery will include the first 250 applicants and will be held on April 8th.
Housing preference will be given to residents employed at teacher and essential workers, rental rates will be 30% to 100% of the area median income. Rates posted on the site are $599 to $1,369 for a 1117 sq ft 2 bedroom, $1,564 to $2,750 for a 3 bedroom.

Kauai Real Estate Year-To-Date 2025 vs 2024
Home sales on Kauai are a bit all over the map but when it comes to pricing. The south shore shows a negative number in their median prices but the reason is clearer when you look homes behind the numbers. Four affordable homes sales on the south shore had a downward impact on the Median Price and we’ll see that impact on the overall number for the island.
