Kiahuna Plantation Real Estate Update- Just Listed Ocean View Unit #77 | $600,000 (LH)
If you think you’ve seen the view from unit #77 you might have as it was featured on a postcard.  Located on the top floor of a small 4-unit building this lovely unit has been in the same family for 40 years and is one of the few units to have its own dedicated stairwell.

Wilcox Nurses Three Day Strike
Negotiations came to an end on Monday night and 159 Wilcox nurses went out on a three-day strike.  They had given Wilcox the legal 10 days’ notice and officials at the hospital said patient care was not impacted.  The nurses returned to work on Friday.
The nurses primary concern is patient-to-nurse ratio which is currently 1 to 6, they want it to be 1 to 5.  This ratio, they said, is in line with what Oahu nurses have after their contract negotiations, in some facilities it’s 1 to 3 or 4.  
On Thursday, the last day of the strike, leaders of three unions met at the state Capitol to rally for legislation to ensure safter staffing standards, aka nurse to patient ratios.  With legislation in place that will eliminate contract negotiations.  Representative Sean Quinlan from Oahu said he will be introducing a bill to “establish enforceable ratios, along with accountability in hospital staffing practices.”

Why Kauai Vacation Rental Prices Rise from January to June
There is a reason why vacation rental property prices rise from the beginning of the year to June and it’s not a new trend either.  It happens every normal year of real estate meaning if we are not in the middle of a pandemic or massive market crash.  
Here is what typically happens; from January to June, Kauai vacation rental inventory tends to decrease while prices rise. This trend kicks off in early January, as holiday buzz fades and buyers start surfing the internet for Kauai real estate. By mid-year, sold prices are often higher than what we see at the start of the year.

It's not too early for lower prices if you start shopping in December of the previous year.  This early in the year is a still a great window of opportunity, as some properties lingering from the holidays may be ready to sell.

Atlantis Ko Olina, Oahu
The owners of the Waldorf Astoria in Las Vegas bought two oceanfront parcels totaling 43.55 acres of oceanfront land next to Disney’s Aulani in Ko Olina.  It was a good buy at $216 Million, the Seller (China Oceanwide) paid $424 million for it in 2015/2016. The purchase price was reported as being broken down this way which adds an extra $1 million to the price;  $177 million for the parcels, $25 million in unpaid property taxes and association dues and $15 million in back fee’s to the master developer of Ko Olina.  The Sellers also did $87 million of the $177 purchase price in Seller Financing.

Building the Atlantis will take 5 years at an estimated $2.6 Billion Dollars.  This will be the first Atlantis in the United States, the other properties being in Dubai and the Bahamas. 

To have a property of this caliber in Hawaii is incredible but it’s not a new idea.  The roots of building this resort goes back over 20 years when Linda Lingle was Governor but it stalled out.
This resort promises to be not only the first of its kind for Hawaii but a first for the United States making the selection of this being in our state even more noteworthy.
If you have not been to the Ko Olina area it’s worth checking out.  It’s in the opposite direction of Waikiki, is quieter and has a lovely setting.  I’ve stayed at the Four Seasons which is next to the Disney Resort and we just loved it.

Hawaiian Airlines Lays Off Workers And Revamping HNL Airport Lounge
It wasn’t a big surprise to hear that Hawaiian Airlines started their second round of layoffs, this had been announced when the merger took place.  It impacted largely non-contract employees that were duplicates of what Alaska Airlines has.  Over 6,000 union jobs were not impacted.

Meanwhile Hawaiian will be putting millions of dollars into a new Premium Lounge at Honolulu International Airport.  The one they currently have is small and a bit lackluster.  This new lounge will be opening in the fall of 2027 and promises to be a “first-of-its-kind modern oasis”.  It will be 5 times larger than the existing lounge, floor to ceiling windows overlooking the tarmac, dining areas and a bar.  The new lounge, like the existing one, will be limited to passengers in business and first class.
