Ultra Luxury; Kukui’ula Condominium Ownership
Did you know there is a condominium complex in Kukui’ula? There is but only 8 of them and they don’t come on the market that often. I toured Kainani Villas #4 which is an upper floor 3-bedroom 4.5 bath unit with a loft that is large enough to be a fourth bedroom. With 2,221 square feet it is spacious enough to be a full-time residence.
My favorite feature was the lanai which spanned the entire width of the unit and has some really lovely horizon ocean views. The 785 square foot lanai is well protected from elements, has a dining area for 6, two sofas, its own private Wolf BBQ and another seating area right off of the Primary Suite. My second favorite feature was the Primary bath which is single handedly the largest, most well-appointed bath I have ever seen in a condominium.
The amenities and spacious lawn areas with walking paths at Kukui’ula are second to none for anything on Kauai. With that come very high association dues;

“Dr. Beach” Gives Thumbs Up To Poipu Beach
Making the “Dr. Beach” list is kind of major, and this year Poipu Beach did just that. Dr. Beach has been ranking U.S. beaches since 1991 and his list is widely used by people seeking beach recommendations based on his 50-point criteria, some of which include; sand quality, safety, water temperature and environmental management.
Hawaii Beaches claimed 4 of the 10 top spots in the U.S. and Poipu Beach was #3!
Here is what he wrote about Poipu Beach; “Poipu Beach is actually two beaches in one. A tombolo, which is a narrow sand spit that extends from the shore to an island, separates the two pocket beaches. The offshore island knocks down the big waves, so that small waves break gently on the shallow sandbar, creating a fun area for children to play. As you move along the crescent- shaped beach, the waves vary in size in response to the exposure to the Pacific Ocean.”

Kauai The First Of The Four Major Islands To Be “Fully Fiber Enabled”
Hawaiian Telcom has completed installation of its “fiberoptic network” making our island the first of the four major islands to be fully fiber enabled, Molokai and Lanai were the first in 2023. The goal is for everyone in the state to have broadband access to nearly everyone in Hawaii.
Hawaiian Tel is not depending on government funding which is why they are able to move at a quicker pace (they stated).
Oahu, Maui and Big Island Real Estate May 2025 vs 2024
The number of home sales are down but prices are up with the exception of Kauai. One reason for that is our island had a massive uptick in sales for the first five months of 2024, we were up 31.93% compared to the other islands whose uptick ranged from 6.96% to 9.29%. I’m not sure why we had such a huge 5 months last year but it’s impacting this years numbers. Kauai Buyers are moving towards condominiums, ours is the only island which had an increase in condo sales and their median prices.
