Kauai Real Estate Update- Sold | 1332 Kamalu Road $980,000 (FS)
My Seller bought this little home before it was completed in 2019 and after she moved in she put another $60K into thoughtful upgrades. It was practically brand new with just her being the only occupant for 5 years and I was a little sad when I was at the home for the last time doing the final walk through! This home is heading into its new chapter of life. For more information on this home click HERE

Hawaii Highest Home Sale On Record
A beachfront estate on Oahu sold for a record breaking $65.75 million dollars last week. Hawaii Life was one of the listing brokers on this historic sale.
The estate is on 1.5 acres of beachfront land with a total of 213 feet of ocean frontage. The estate, known as Hale Hanohano, includes 3 homes with a total of 11,870 square feet on Kahala Beach.
This sale broke the last record real estate record price at $46.1 million.
Kauai Goats Find 60 Year Old Missile
Between the years of 1956 and 1964 the Pacific Missile Range (PMRF) located on the Westside of Kauai, did guidance training for missile launches.
One of those missiles crashed in Niu Valley 60 years ago and went unnoticed until it was discovered in 2022 thanks to the many years of grazing done by feral herds of goats. After the discovery of the debris, it was examined by the Kauai Police Department and other agencies who determined that the debris posed no threat.
The missile landed in rough terrain and it took dozens of volunteers on ATV’s to make the 24 mile trek to the site to clean the area up. The volunteers, with the help of Jack Harter Helicopters, were successful in removing 2,300 pounds of debris from the area.
No comment from the goats.
Hawaii’s Largest Income Tax Deduction In States History
Another record broken is the passage of Governor Josh Greens Act 46 which is the largest income tax deduction in our states history. Act 46 is designed to help Hawaii families remain in the state and, while the tax deductions help everyone, the households seeing the largest deductions will be those earning $150,000 or less.
Act 46 increases the standard deduction and changes the tax bracket from the year 2024 through 2031. The savings will be seen starting this year when people file their 2024 taxes. Before Act 46 Hawaii had one of the highest income tax burdens in the country. Couple that with the high cost of living here.
The government has a website that goes into more detail and also a Tax Calculator that allows people to see what their savings are going to be. For that website click here; TaxCutHawaii.org
Oahu, Maui and Big Island Real Estate Sales Year-To-Date 2025 vs 2024
Kauai was the only island that saw an increase in the number of homes sold, Oahu and the Big Island were the only two with an uptick in their Median Prices by the end of the first two months of 2025.
Kauai was the only island with an uptick in both the Number of Sales and the Median Price for condominiums which are clearly having a moment for us. It was a mixed bag with the number of sales for the other islands but the Median Prices look to be shoring up.
Below is a graph for the entire state for the first two months of real estate sales for this year.
