Wilcox Nurses Picket
Last week Nurses from Wilcox Hospital held a “informational picket” which differed from a picket done after a strike. Their concerns are much the same as the recent ones held by the nurses at Kapiolani Hospital on Oahu, however, the Kauai nurses want to avoid what happened in Oahu. After the Kapiolani nurses held a one-day strike the hospital locked 600 of them out until they could reach an agreement with the union.
The nurses at Wilcox want the public to know “We are simply asking for guaranteed nurse-to-patient ratios and safer staffing numbers in our new contract. Our patients trust us to keep them healthy, safe, and alive and we want to do everything we can to maintain that level of trust and care.”
Contract negotiations have been ongoing since May of this year.
Bill For Kauai Guest Houses Passes
Spoiler Alert; if you live in a subdivision that has an HOA this may not apply to you.
Bill 2933 will allow one guest house on land that is zoned residential, agricultural, commercial, open and university. This is a big departure from what it had been before and it’s all being done to address the current housing crises that we have. The Bill was approved by the County Council but still needs the Mayors signature.
Here are some key points:
🏡 A Guest House is defined as having 800 maximum sq ft, a bath and optional kitchen.
🏡The Guest House can never be split off and sold.
🏡The Guest House cannot be a vacation rental.
🏡Subdivision HOA covenants supersede this law (homes in subdivisions good chance you can't have a guest house)
🏡Lots with multiple dwellings will each be allowed its own guest house.
🏡You can have a Guest House or an ADU (Additional Dwelling Unit) but not both.
🏡The existing Sewer system must be able to accommodate the Guest House.

Why It Matters: Condo vs Condotel
This video I did was inspired by a client of mine who is a loan officer on the mainland. He believed his unit was not a condotel and cited the reasons why, however, at the end of the day the lender for the buyer categorized this unit as a condotel. If you are buying, or selling your condominium over here understanding this distinction is key as it could make or break your deal. Knowing that the lender knows the difference early is crucial.
