Poipu Beach Real Estate Update- A client of mine that owns a Poipu Beach condominium told me he was notified by another owner in his complex about a rental scam.  These vacationers had rented his condominium from the “owner” only to arrive at the unit and find out it was a scam.  What you can do; go to google and type in “rent” followed by the name of your complex, unit number, or home address.  This scam is not a new one and really easy to set up, all they need to do is lift photos of your property off the internet.

Should You Manage Your Kauai Vacation Rental or Hire a Pro?

Property Taxes Due Feb. 20th
If you pay your Kauai property taxes directly the deadline to pay is just days away on February 20th.
Kauai property tax year starts July 1 and ends to following year on June 30th.  There are two payment deadlines February 20th (for the second half of the previous year) and August 20th (for the first half). 
You can pay your property taxes online and you’ll need your TMK number and if you don’t have it you’re not alone.  On the site there is a way for you to search for it.

Promising Casino Bill Does Not Pass & Aloha Stadium Project In Jeopardy
Utah and Hawaii are the only two states that do no allow legal gambling, and it’s going to stay that way with Senate Bill 893 being voted down.  This is a bit of a surprise as this Bill came from the Senate and had gone an impressive distance. 
Stanford Carr, the developer for the Aloha Stadium Project, said that with this Bill not passing the $550 million shortfall to develop this project might be the deciding factor in this project not going forward. 
This bill would have had casinos at the “New Aloha Stadium Entertainment District” aka “NASED”.  The casinos will be taxed 15% of the gross receipts, will operate under a 20-year license.  There will be a five-member gaming control commission, 15% of the state gaming fund will go to the Department of Education and there will be money available for casino security, commission admin costs and will fund compulsive gambling programs.
Critics who testified against the bill said that the passage of the bill would increase crime, expose people to gambling and could harm families.

Quick Ruling On $4 Billion Maui Wildfires Settlement
In August of 2024 a $4 Billion Dollar settlement was reached against the State of Hawaii, Hawaiian Electric, County of Maui, West Maui Land Co., Spectrum, Hawaiian Telcom and Kamehameha Schools, these funds were to go to the 2,200 Maui wildfire victims who filed the lawsuit.
But the payout has been delayed when the insurance companies argued that they should be included in the settlement and that they (the insurance companies) were ultimately paying out more than the people who caused the fires.
But the ruling came quickly from the Hawaii Supreme Court who unanimously ruled that the payout cannot be blocked by the insurance companies who had filed their own lawsuit against many of the same defendants prior to the settlement.  
Gov. Josh Green, and the defendants, were very happy at the speed of the decision by the Supreme Court
