Why I Got A Free 90 Minute Massage
I would love nothing more than to do an HGTV show episode on a recent experience as it would show what you don’t hear about.   I’ll not get too specific and I really hope this story helps you, no matter where you buy and sell.
I was representing my Sellers when a lending situation happened that caught me, and the Buyers agents by complete surprise.  The situation just kept getting worse every day, and for two weeks it was something new and all of it stemmed from issues with this lender.   This transaction was beginning to feel like death by a thousand paper cuts and the other agents and I didn’t know from one day to the next if this deal was going to make it. 
Not that I haven’t been here before.  What was different is the other agents didn’t run.  They were getting up at 5 a.m. to make phone calls back East, they kept their buyer fully engaged with the Lender and they took things up a notch on their end when and where they could.  The majority of the work was on me but, they always picked up their phones when I needed them.
Did you know that agents run away?  They run because they are scared, overwhelmed, intimidated or have zero confidence in themselves when the heat gets turned way up.  I don’t think it’s because they’re lazy, that’s not been my experience. 
I’ve had times when the other agent vanished in a puff of frightened smoke and I’m working both sides to bring it over the finish line.  When picking your agent make sure it’s one that will stay in the game for you, do your due diligence on the agent before you buy or sell, don’t get surprised by the actions your agent during the transaction.   I’ve seen people put more thought into where they are going to for dinner than who is going to represent them in a $2 Million Dollar purchase and that’s on us Realtors.  We do a horrible job in showing what we really do and what this job entails.

We got this over the finish line and the Buyers agents, to show their appreciation, paid for a wonderful masseuse to come to my house and give me a 90-minute massage.  These agents do not work at Hawaii Life but I’d recommended them in a heartbeat.

Lihue Airport Year To Date Numbers Down
The number of arrivals at Lihue airport is down for the first 9 months of the year when compared to this same time last year.  Arrival counts are measured by direct flights and will include returning Kauai residents, what is not measured and included in the numbers are interisland arrivals and Canadian arrivals.

Hawaii Tourism Leaders To Learn From Kauai’s North Shore
Another example of just how amazing the job done by the Kauai North Shore community on how they took control of their “overloved” Haena State Park is that later this month the Hawaii Tourism Conference in Oahu will be using it as an example for the rest of the state.
It started in 2019 but really picked up speed when we were shut down in 2020 for the pandemic.  The steps they took were to implemented a shuttle to go to Haena State Park that runs every 20 minutes (they are up to 500 shuttles a day), daily cap of the number of visitors and have steeper fines for illegal parking. 
Not only did it turn the condition of the land completely around but the number of air-rescues, which numbered 80 to 100 a year, are down to zero.

Kauai Real Estate End of September 2024 vs 2023
Prices of homes and condominiums are up year over year on Kauai.  Sales of homes is up 37.86% island wide but look at the South Shore, we are up 85.42% from last year going from 48 to 89 sales and the South Shore prices are up as well by 25%. 
Condominiums sales remain down but their prices are going up with the exception of a slight decrease on the North Shore where the Median Price of a condominium is still well over $1 Million dollars.
Going forward; 
🏝️ An upcoming election always results in Buyers pulling back. 
🏝️ If you are considering making a purchase this is a good time to move forward; when everyone else is pulling back. 
🏝️ If you are a Seller sales and showings being slower would not be unusual.
