Kauai Real Estate Update- Buyers are taking advantage of the holiday slow season and buying, last week out of the 28 properties that came on the market 6 went Contingent before the week ended and two were sold before they were listed leaving only 19 new listings. We had a total of 26 properties that went under contract and 18 that sold.

Poipu Beach Real Estate Update- This last week I went on a Kukui’ula Broker Caravan and toured homes that ranged from $4,350,000 to $19.5 Million. The $19.5 Million is on Noho Kai which is a premier street in Kukui’ula that has gorgeous ocean views, this is a newer section of Kukui’ula. Poipu Beach Christmas Lights
My friend Valerie Harjo and I went cruising around Poipu to look at Christmas lights on Sunday night. We stopped at Kukui’ula Shopping Village, Koloa Landing, The Hyatt and the Waiohi.
You take the inflatable snowmen and snow scenes with a grain of salt here, we’ve not had anything close to winter weather. It’s been sunny and consistently in the 78-to-80-degree range, the evenings and early mornings have been a little bit cooler.
The Hyatt is especially lovely and was my favorite. The entry palm trees are wrapped in red lights and road leads to a giant Christmas tree. The lobby is just gorgeous and there are differently decorated trees all throughout the resort. The sea terrace was packed with people who were listening to (we think) a comic perform.
The sunsets have been stunning and Sunday night was no different, I caught Sunday’s sunset at Kukui’ula.
Home Built On Wrong Lot To Be Torn Down
A San Francisco woman, who owns a lot in Hawaiian Paradise Park on the Big Island, will soon be having a home that was built on her lot, without her permission, demolished.
The Developer of Hawaiian Paradise Park and a local contractor elected to not do a survey before they built a single level 3/2 home on a vacant lot in Hawaiian Paradise Park. The lots are on a grid and was identified by counting telephone poles, the home was then built on the wrong side of the poles. All permits were for the neighboring lot which the developer owns.
The SF owner of the lot who lives in Concord, purchased the lot for $22K at a county auction and motioned that the lot be put back to its pre-development condition. But that motion was denied and the judge said that it would be impossible to do so. Instead, a contractor has been chosen to remove the home. The Developer tried to do a land swap but could not come to acceptable terms to do so with the owner.
The case is still an active one. The Developer is seeking damages of around $600K for the construction cost of the home and lost profits. The attorney for the lot owner says that the judge’s order “is not a final judgment for appeal purposes” and lacks appellate jurisdiction.

“The Eddie” Happened Last Sunday
About 26,000 people were on the North Shore to witness the 2024 Eddie Aikau Big Wave Invitational which took place on Sunday. For days our news was dominated by updates on if the waves were going to be big enough and then coverage when they reached the required minimum of 40 feet on the day of the competition and that “The Eddie” was on.
It was a sunny 80 degrees that day and the surf reached 50 feet high.
The winner was Landon McNamara who is also a musician and model, he was born and raised on the North Shore of Oahu.
The top nine to finish were all from Hawaii with the exception of Nic Lamb who is from California.
