It’s also unseasonal for us to be having the higher number of sales as well. Buyers seem hyper aware that inventory is limited and that time is of the essence.

Kauai Does Away With COVID Tier System
Positive news for our island. With the number of COVID cases trending downwards our Mayor of Kauai is asking our Governor to repeal our Tier system. The Tier system was implemented to ramp up, or ramp down, restrictions on the island.
As of Sunday, October 10th, 69.3% of the entire State has been fully vaccinated and 66% of Kauai residents are fully vaccinated.
Kauai’s Mayor Kawakami said “We will continue to enforce state rules on travel, face coverings, social-gathering sizes, business-capacity limits and other statewide mandates.”
Kauai Target Update
October 24th! That is the day that Target will open here on Kauai. I went by last Friday night and the place was still buzzing with activity. They now have a sign up saying that they will be opening and they have been actively advertising here as well.
Oahu, Maui & Big Island Real Estate Year To Date
Last week we looked at the Kauai Real Estate Sales and were able to compare the end of September 2020 to 2021, now we can do the same for the other islands.
Two out of Three homes that sold in Oahu in the month of September sold above the asking price. This is a trend we are seeing here on Kauai but not at that large of a number and it’s mostly for homes that are under $1 Million.
The median price of single-family homes on Oahu remained at $1,050,000 in September, a 19.3% increase over last September. The number of homes sold increased by 8.4%.
For condominiums on Oahu the Median Price increased by 7.4% from September 2020 to the price of $478,000 September 2021 and the number of sales are up 34.9%.
On Maui they are fast approaching the Million Dollar Median Price for a home. The number of home sales up from 753 at the end of September 2020 to 1,041 at the same time in 2021, this represents a 38.2% increase. Prices for homes are up as well from $775,000 to $999,000 at the end of September which is a 28.9% increase.
Condo sales on the Valley Isle are also charging forward by a huge margin. At the end of September 2020 they had sold 928 condos compared to 1,852 in 2021! This is a 99.6% increase in the number of sales. Prices are up as well from $565,000 at the end of Sept. 2020 to $645,675 which is a 14.3% gain. Huge difference in the number of condos sold and the Median price uptick. This is because that market only started to open up around April when tourists came back and there’s a lot of people that have been priced out of the Residential market that are now looking at condos.
On the Big Island the number of Residential Sales was up 32.60% and the Median Price is up 18.99% to $470,000, it was at $395,000 at the end of September 2020.
Condo sales way, way up. At the end of September 2020 there were a total of 491 sales and at the end of September 2021 939, that is a 91.24% increase. The Median Price is up as well by 23.12% from 385,000 in 2020 to the current $474,000.
