Poipu Beach Real Estate Update- I was looking at what is available for fee simple condos/homes in Poipu and the lowest priced condominium is $725K for a 452 studio at Prince Kuhio and then it jumps to $1,150,000 for a 2/2 at Nihi Kai. The lowest priced home is $1,495,000 and that is for a 1937 plantation home on Waikomo Road, no vacation renting allowed. Yoga At Kauai Humane Society
The Kauai Humane Society is 100% full and struggling to keep up with the amount of pets they have. During the pandemic the pet adoption was at an all-time high, but with people going back to work, and those unable to afford escalating rents, there has been an overabundance of pets turned back into the shelter.
To bring awareness to the current crises at the center; Barre Soul hosted a “Yoga With Pets” event last week with all proceeds going to the Humane Society. As the two yoga instructors were conducting the classes adoptable dogs were brought out to get petted, kisses and hugs. For the whole day any pet at the shelter (cats, dogs and gerbils) could be adopted for free.
Spotlight On Wainani At Poipu
Follow the palm tree lined Kiahuna Plantation Drive all the way to the end and you’ll be at Wainani at Poipu. Did you know that Wainani was supposed to be “Phase II” of the Kiahuna Golf Village? Plans to develop Wainani in 1980 were abandoned because the economy had turned and the developer was having problems selling their first project: the lots that they had in Kiahuna Golf Village. This subdivision has gone through several starts and stops since then and has come out on top. Wainani is a combination of homes and vacant lots however inventory is tight here too, there are only two vacant lots for sale, no homes.

Kauai County Loses $7 Million Of Taxpayers Money
Not the best of stories, losing $7 million in Kauai taxpayers money but that is what happened last week when the county voted to turn over a failed Drug Treatment Facility back to Grove Farm. Here’s what happened:
*2017 Grove Farm donated six acres of land to Kauai County to be used for a youth drug treatment center.
*Using state and local funds the county of Kauai completed a 16,000 sq ft facility in 2019.
*An Oahu based company was hired by the County to run the facility.
*The Oahu company did not get the treatment center running, no patient was ever admitted.
*The County of Kauai terminated their contract with the Oahu company in 2020.
*The Oahu company in turn filed litigation against Kauai County.
*2020, the pandemic hits and Kauai uses the facility to treat COVID patients.
*June of 2020 Kauai County states they will use the facility to service at-risk youths.
*July, 2022 Grove Farm files a lawsuit against the County stating that the property was supposed to be used only for adult and adolescent health-care purposes and it had to be operating within 2 years or it would revert back to them (Grove Farm) as stated in the Deed.
*Kauai Council votes to give the land, and the facility, back to Grove Farm.
So now what? Grove Farm states that they are going to get the facility “into the right hands” so a treatment facility can be opened up.
Kauai Tourism Year To Date 2022
The big news for our state is that the Japanese visitors are returning, while that is beneficial for the State as a whole the impact is largely on Oahu and Maui.
In July Kauai welcomed 138,130 visitors which is down slightly from 139,157 in 2019 (-0.7%). Spending however was up from $201.3 million in July 2019 to $239.9 million in July of 2022.
The benchmark is the 2019 numbers and for the first 7 months of this year we are down -5.3% at 782,268 year to date compared to 825,696 for the first 7 months of 2019. Kauai visitor spending is up 11.1% for the first 7 months at $1.29 billion compared to $1.17 billion in 2019.
For the entire state visitor numbers is at 92.4% of where we were at in 2019. With Japan travel opening back up this is expected to increase exponentially.
