Kauai Real Estate Update- Last week was extremely active for Kauai properties going under contract. A total of 26 properties island wide received accepted offers. In looking at the last four weeks of the number of properties that received accepted offers they numbered 7, 9, 11 and then 5. So this was a big jump. Goat Rescued Off 120 Foot Cliff
For 6 nights a goat was one of our nightly news lead stories.
On June 7th a goat was spotted on the side of a 120 foot cliff side in “Hawi” which is on the Big Island. It wasn’t known how the goat fell down the side of the cliff but for days the goat was there as volunteers were trying to figure out how to get a scared feral goat off the cliff. Our news covered it every evening and you could see the goat progressively getting weaker with no food or water.
Helicopters were ruled out for safety reasons. Propelling down the cliff was difficult because it proved to be unstable and the goat would jump further down the hillside to get away. In the end volunteers came at the goat at the same time from the sea and down the cliffside. They were able to successfully capture her and, it turns out, her baby! This is a three-year-old pregnant goat that is now in the hands of veterinarians and getting the care it needs from a quickly established “Goat-Fund-Me” account. The goat, and baby are doing well.
New Law Hopes To Speed Up Housing Projects
HB420 was signed into law last week. This new law allows Contractors to fix building issues without a lawsuit provided timelines are followed. State officials said before this law there was “predatory” lawsuits filed by some attorneys using “cookie cutter” lawsuits.
When a lawsuit is filed against the developer or contractor banks won’t loan on a project and if you are selling your property this can be a real problem because you are limited to cash buyers or doing Seller financing. This smaller pool of buyers can lead to lower selling prices, less buying activity and an overall decline in property values. Once a lawsuit is settled it can take a while to get the news out that Buyers can now get loans.

Kauai Residential Road Overwhelm
Ho’opi’i Falls was a location in the 1993 movie Jurassic Park and the trailhead to get to it is causing some local residents a lot of problems. The entrance to the trail is on Kapahi Road which is one lane dead end county road with no room for parking. But that is not stopping anyone.
Local residents say carloads of mostly tourists arrive every day to hike the spot which has become increasingly popular by guidebooks and social media. Residents who live on Kapahi Road say people block their driveways and fire hydrants, leave trash and are sometimes entitled and rude. Not to mention the increasing congestion on this residential street that was never meant to be a popular trailhead destination spot.
Residents have been complaining the County for years and have largely been ignored however, one of the residents is hoping to change that. On July 19 there will be a neighborhood meeting to get as many signatures as possible for submission to the Department of Public Works for installation of signs that will state the road is for Residential Access Only, No Parking and trail head hours.

Oahu, Maui and Big Island Real Estate Year-To-Date 2025 vs 2024
In looking at the first six months of this years sales on a statewide level we see, with the exception of Kauai, single family home sales were down and all islands were down in the number of condominium sales. Kauai was the only island to buck the trend of the Median Prices for homes going up but Kauai’s condominium market is the only one that showed Median Prices going up.
