Kauai Real Estate Update-  Sold |  Kakela Makai Lot $699,000
Last week I represented the buyer of a vacant lot in the Kakela Makai subdivision which is in Kalaheo.  Most of these lots have ocean views which you can see right away when you start driving down Kakela Makai lot into the subdivision, it’s just lovely to see the endless ocean views, all of Poipu Beach and the Kauai Coffee Company acres and acres of coffee trees.

 Kauai Tsunami Warning
My husband and I had gotten back from our Oahu trip on Monday and I was back at work on Tuesday doing a photo shoot for a new listing when my phone started with the Tsunami alerts around 2:45.  The alerts kept coming and I didn’t realize the extent of what was happening until I tried to get back home, Pe’e Road was a solid line of cars and getting from Makahuena side of Poipu to the Kiahuna Golf Village took me a ½ hour.  Our one road was overwhelmed with cars heading away from the south shore.
Once home I watched everything unfold.  Here on the South Shore they evacuated everyone that was staying in properties south, and sometimes a bit north, of Poipu Road.  But where to send thousands of people was a problem and it remained so all the rest of the day and evening until the early morning hours when the all clear was given.  It became pretty clear that a coastal island wide evacuation was rough going.  Some people have places to go, others had no idea and were parked on the side of the road.
Businesses shut down early and panic started with people going to the bank to get their money out, gas stations were overwhelmed and the buying of water and toilet paper started up.
By the early morning the all clear was given, the Poipu roundabout was reopened and people could go back to where they were.  It was a bit surreal on Wednesday with everybody being very tired and emotionally jacked up because of the scare from the day before.  Super strange week that ended with a huge blessing of no tsunami for any part of the state.  The highest wave that Kauai had was 3.9 feet at Hanalei.  The largest to hit the state was in Kahului on Maui at 5.7 feet.

Tropical Storms Bringing Unstable Weather To Kauai
Two tropical storms, one from the West ( Iona) and the other from the East ( Gil with one “L” no relation! ) have the state in a not so summery weather pattern.  It’s been raining on and off, cloudy skies and lots of wind.  Neither storm is expected to make landfall.
Iona is southwest of Honolulu and has been bringing us 50 mph wind gusts.  She is expected to be gone by Friday.
But behind her in the Eastern Pacific is Tropical Storm Gil who is gaining strength as he moves across open waters.  At this time Gil has winds at 50 mph and is expected to become a hurricane by Friday.  Officials say there is not threat of it making landfall as it tracks away towards the Central Pacific basin where cooler waters will weaken it.  That is good news but we will continue to have breezy weather.\
Kauai has 3 fires on Sunday  The wind was no help to Fire crews who were kept busy on Sunday with three separate fires.  A 3-acre brush fire in Anahola on Hoku’alele Road and a 2-acre fire near Kalalea View Drive.
Early that morning a home in Kalaheo on Kaumuali’i Highway caught fire and that took the better part of the day to put out.
No lives were lost in any of the fires.

New Master Planned Development Waimea
Waimea 400.  That is the name of the proposed master-planned development in the Kekaha and Waimea area.
The County of Kauai purchased 417 acres of land in 2019 and are now moving forward with their plan for the area which will include 380 affordable housing units, a sports complex and other community amenities such as a dog park, amphitheater, equestrian trail, community garden and much more.  An environmental impact study (EIS) is being done first and then the rounds of public hearings will start.  The first public meeting to be August 6th at 5 p.m. and the Waimea Canyon Middle School.
Affordable housing remains one of the largest contributors to the struggle of having a dependable workforce.  This has always been a problem here on Kauai and the pandemic made it much, much worse and we’ve had a very hard time getting our footing since then.  This is a much-needed project in an area that needs it badly.

Kauai Real Estate Year-To-Date 2025 vs 2024
The first seven months of Kaua‘i residential home sales are in, and regardless of where you fall on the political spectrum, we can all agree—it’s been a volatile year. Normally, that kind of backdrop doesn’t exactly set the stage for strong real estate numbers.  But we do have strong numbers, this genuinely surprised me.
Kaua‘i’s condominium market has a seesaw rhythm: when sales are up, median prices are down, median prices up, sales slow.  This is where we are at after seven months of nonstop negative headlines, plus coming off a year of rising homeowner dues from insurance hikes.  Buyers are clearly gravitating toward the more attainable inventory— but more importantly they are keeping the Kauai condominium real estate market moving.
