Poipu Beach Real Estate Update- After getting back from Maui I hit the ground running with multiple showing requests which resulted in two of my listings getting accepted offers; Poipu Crater #5 for $990,000 (FS) and Kahala #411 $829,000 (FS) both went under contract. Both of those units were the lowest priced Fee Simple 2 Bedroom 2 Bath units on the market in Poipu.
This wasn’t the only activity this last week, there has been an uptick in our market activity that has been holding steady since the last interest rate reduction at the beginning of October.

Kiahuna Plantation Drive & Entrance To Kiahuna Plantation Shut Down
As the Poipu Road Mobility project gets underway (read about this in detail here: Poipu Road Mobility) different parts of Poipu Road are being impacted. From November 13 to December 3rd Kiahuna Plantation Drive, which is the road off of Poipu Road that leads into the Poipu Shopping Village, Kiahuna Golf Course, Pili Mai, Kiahuna Golf Village and Wainani will be down to a single lane. Expect delays as the crews will be alternating traffic.
I took a video as the work was being done and then an update on Saturday when the crews were gone.
44 Arrested During Ice Raid On Kauai
The largest ICE raid in the state since May of this year happened on Kauai November 5th. The raids took place at residences in Kalaheo, Kapaa and a business in Lihue. The residences housed employees that work for the business in Lihue that does cleaning for the hospitality industry.
44 people were arrested, two of them are suspected of being associated with the Venezuelan terrorist organization Tren de Aragua. All 44 people were flown by the Coast Guard from Kauai to Oahu and taken to the Federal Detention Center.
One of the residences that was raided was across the street from a Kauai Councilwoman Fern Holland who said she was woken up at 4 a.m. as the raid started. Fern stated “I could kind of hear them, like they were transcribing everything in Spanish and English. They came in really loud, basically saying like, you know, we have a federal warrant, come out with your hands up. And then that was really loud for a while before the first blast happened and they kind of brought people out in chunks.”She also said; “I do appreciate the two agents I spoke with. They were respectful and responsive … that was helpful. From everything that I saw, everybody was professional, nobody was harmed. I would like everybody to please stay calm. … Allow us some time to get answers.”
There were a total of six Federal search warrants issued by agents from the U.S. Homeland Security Investigations, FBI, Coast Guard Investigative Service, Drug Enforcement Administration, U.S. Marshals Service, National Oceanic and Atmospheric Administration Office of Law Enforcement, ICE-Enforcement and Removal Operations, Internal Revenue Service-Criminal Investigative Division, and other federal agents.
Why I Jumped In The Water Fully Dressed
There are some moments when you need to tap into your 9-year-old self, this was one of those times. At our Hawaii Life annual meeting in Maui, I chose the “Waterfall Hike and Swim” excursion but purposely didn’t wear my bathing suit. I thought I’d be too uncomfortable to hike after getting wet from swimming, hiking was going to be enough of an adventure, I don’t have water shoes and don’t want to buy them…. blah blah blah blah.
But when a couple of people jumped in it really looked like fun and when was I ever going to be able to do this again? Serious FOMO (Fear Of Missing Out) was starting to set in. I had on my Lululemon exercise clothes on and some old black sneakers, I made a decision to jump in. Literally. I was scared but the group was great and cheered me on.
I had seen enough Tarzan movies to be confident that I was going to nail the rope swing, but that turned out to be an epic fail. I blame Hollywood for that one. I still don’t know what happened, I tried but in the end I just kind of fizzled out and in a sloppy way went into the water with no splash. Not my best moment.
It was an hour back to the Four Seasons and all of us were soaking wet. The company provided towels and potato chips so we wrapped ourselves up, ate potato chips and shared photos and videos with each other.
So that was the kid in me that wouldn’t have let not having a bathing suit on stop her from having a good time.
Oahu, Maui and Big Island Real Estate Year-To-Date 2025 vs 2024
The numbers are in for the first 10 months of this year for the state of Hawaii. Maui continues on their recovery from the Lahaina fires as their home and condominium sales are down.
Condominium sales and their prices were down with the only exception being Kauai where the Median Price is up over 10%.
If the level of activity that started in October continues, I’ll be very interested to see how the fourth quarter impacts these numbers.
