There are only 16 homes that line the cliffs of Nawiliwili Harbor in Lihue.  Before we could officially list their home, my Sellers got an offer on it from the Buyers who were walking by the house.  The location is as fabulous as the views; it’s just a short walk to Timbers in one direction and a short elevator ride down to the Kalapaki Beach and the Royal Sonesta Resort.

Kiahuna Plantation Real Estate Update-  Price Reduction/Offer Accepted |  Kiahuna 25
Kiahuna Plantation unit #25 lowered their price to $549K and soon after received an offer, we are now under contract.  The buyer had seen the unit in March but was not ready at that time, but the price reduction got their attention.  This is an Ocean View top floor corner unit located in building 6.  This unit has been owned by the same family since it was originally built in 1972.

Sixth Annual Kaua’i Poke Festival at Koloa Landing
Tickets are available for the June 19-20th annual Poke Festival which is going to be held at the Koloa Landing in Poipu Beach. 
There will be 20 competitors ranging from amateur to professionals all competing for the “Crystal Poke Bowl”, participants include the “Godfather of Poke” Sam Choy, Michelin star Emeril Lagasse and Las Vegas Ronnie Rainwater just to name a few.
The Kauai Poke Festival is the Ninth Best Specialty Food Festival in the US and is a non-profit event with proceeds going towards the Alzheimer’s Association.

$3 Million Cut For Hawaii’s Medicaid Fraud Control Unit
From 2021 to 2025 the government funding to Hawaii’s Medicaid Fraud Control Unit has increased 27% but the department itself has not convicted, or obtained an indictment of any fraud activity in Hawaii.  The Federal Government has decertified our Medicaid Fraud Control Unit (MFCU) which was getting an annual $3 Million Federal Grant.  Since the inception of the funding over a 10 years ago Hawaii has been the lowest fraud reporting units in the country.
The benefits themselves are intact and still being distributed and are not in question.
In response Governor Josh Green created an independent Medicaid Fraud Strike Force last Thursday with the hopes of getting the $3M reinstated.
Hawaii’s Medicaid budget is $2.3 Billion with $1.38 Billion of that coming from the Federal Government.

Kiahuna Plantation Drive and Poipu Road Roundabout Update
I spoke to the County of Kauai this morning who said the work on the roundabout will not be starting for “at least a couple of months”.  They are going to be starting on underground utility work and sidewalks. 
There are dust screens up at Keoki’s and county equipment is on the side of the road, you can also see boundary stakes along the road and some red spraypainted markers where work is to be done. 
The sidewalks at the East Entrance to the Kiahuna Plantation, Marriott and Koa Kea are being put in as well.

Kauai Real Estate Year-To-Date 2026 vs 2025
Kauai Residential Home Prices have risen but the South Shore is struggling with their number of sales.  At the end of May in 2025 we had sold 60 homes on the South Shore, this year 43 but despite that the home prices are trending upward.  Given the discrepancy in the number of sales on the south shore the Median Price, which shows a 55.66% increase is skewed. 
Price reductions and the median price trending upward can both happen at the same time.
Boots on the ground I’m seeing price reductions on not only south shore homes but homes island wide.  In the month of May there were 29 price adjustments on homes island wide, only 1 was an increase.
Condominium sales and their Median Prices are down with the exception of Lihue which has a high concentration of Residential Condominiums.
