Kiahuna Plantation Real Estate Update- Sold | Kiahuna Plantation #115 $275,600(LH)
I represented the Buyers with their purchase of a listing of mine at the Kiahuna Plantation. Located on the ground floor of building 18 it has a corner location, tiled flooring throughout, AC in both the Living Room and Bedroom and had some beautiful upgrades.

Kauai Community Groups Win Appeal
The proposed 148 unit townhome project “South Koloa Town” is again in the news. Two grass roots community groups: Friends of Maha’ulepu and Save Koloa were denied intervening on the project by the Kauai Planning Commission. The two groups then filed an appeal on that decision.
That appeal was granted last week by a state circuit court judge who reversed the decision made by the Planning Commission and asked them instead to “reconsider” their decision which essentially is this: the community groups ability to participate in the Commission’s decision to grant the Developer of South Koloa Town permits to build.
How They Got Here. There were changes made to the development during the permitting process and that was done after the groups filed their petition to intervene. Some of those changes are the site density which went from R-16 to R-20 ( 20 as opposed to 16 units per acre ) and the addition of more on street parking.
Lance D. Collins, one of the Attorney for the two groups stated: “The court did not decide the ultimate merits of the development application today. What it decided is that the planning commission’s denial of intervention could not stand. The court found serious problems with both the commission’s written decision and the record on which that decision was based. The matter now returns to the commission for a contested hearing on intervention.”
Governor Josh Green To Give $5 Million To Help Kauai With Messaging
Our Hawaii Governor, Kauai Mayor and Kauai small businesses want to get the message out that Kauai is open, this was not a Maui Wildfire moment for us, there are pockets of our island that will be in recovery mode but many parts of the island are open and ready for you to come to Kauai. Governor Josh Green is putting $5 Million up to get that message out, he stated on a recent local news cast: “I have authorized at least $5 million additional dollars to help Kauaʻi, to help them message, sometimes overcoming what is out there in the social media channels, so that they can say, ‘This is the official news of the day.’”
Tricky Message To Deliver. There is no one word answer for what is open and what is not. The major damage done was by the ocean surge, the majority of our island got back up and running after we got electricity. Many vacation rental properties and their amenities can be used. We also currently have a brown water advisory for our oceans, some piers have been destroyed and some ocean water activities have been curtailed. Theres more to say here, but I think you get it.
The Kauai we have today is not at 100% and you know what? We don’t need to be 100% to be fabulous. This island is amazing and if you can come here and know that we are working our tails off to get back into shape, and that some spots will take longer than others, you can have a wonderful vacation here.
And that will only continue to improve.
Kauai Real Estate 2026 VS 2025
It is too early to know the full impact on our Kauai Real Estate market that was done by Hurricane Lowell which passed by Kauai on September 8th.
Some sellers who were holding firm to overly ambitious prices have adjusted those prices—or taken their properties off the market. At the same time, buyers expecting widespread fire-sale pricing after the hurricane aren’t finding it.
After the hurricane the activity I saw was both sides moving to the middle. Sellers are negotiating more than they were a month before, while buyers are also getting more pushback than they may have expected.
Will this continue? That remains to be seen. Buyers have an opportunity to negotiate a realistic price, and sellers have even more reason to price correctly from the start. After a market that has spent much of this year struggling to find its footing, a little realism on both sides has been a very good thing.
