Changes With Cell Phone Usage In Hawaii Schools
The Hawaii Board of Education issued a statewide policy for cell phone usage by students.   These rules will take effect this year as the DOE works with schools to implement the new policies which are:

Elementary, Middle and Intermediate School: Cellphone use is prohibited during school hours.
High school: Cellphone use is prohibited during instructional time. Schools may exercise discretion regarding use outside of instructional time, including before and after school, and during designated breaks, recess, lunch and free periods.

Kukui’ula Resort Stalls Land Goes Up For Auction 
In 2021 Kupono Resort LLC bought a 25 acre parcel of land that sits right behind the Kukui’ula Shopping Village.  The intent for the site was to build “The Ohia” which was to be a 85 room boutique hotel along with 65 residential homes.  The company had the option to buy an additional 17 acres allowing them to do phase 2 of their project which was another 150 homes.  The hotel and homes were supposed to be done by 2023 however, construction never started and the option to buy the additional 17 acres was not exercised.
Kupono Resort LLC filed for bankruptcy last July and now the 25-acre site is up for sale.  Bids are being accepted up until April 13, 2026.

Two Hawaii Shoreline Bills Being Considered
Some Kauai properties are already feeling the effects of shoreline erosion, and the same issue is playing out in other parts of the state.  It’s not just properties either, the state is also dealing with public beach erosion.  Did you know; the famed Waikiki Beach wouldn’t have the iconic look it has if were not for sand replacement which has been happening since the 1920’s?  Initially they used sand shipped over from Manhattan Beach, California.  Subsequent sand replacement stopped being shipped in during the 1970’s. 
In 2021 on the island of Maui 9 condominium projects and an owner of a home banded together and hired engineers to put together their own erosion mitigation project in 2021.  This information is really interesting and they created a website for it which I’ll include below with the links for the two Bills.

The two Bill being considered are:

House Bill 1846 this would establish regional shoreline mitigation districts, requiring property owners to develop their own coastal erosion and sediment management plans. Having those plans in place would streamline the review process for county and state shoreline permits.

House Bill 2205 It would replace the existing ban on private shoreline hardening with a policy that allows limited, carefully conditioned shoreline protection measures when necessary. It would also permit emergency approvals for erosion mitigation, with those permits remaining valid for up to five years.

Oahu, Maui and Big Island Real Estate Year-To-Date 2026 vs 2025
The Fourth Quarter Real Estate Sales for 2025 was positive for the State, question is; did that make for a underperforming January? 
On a National level real estate sales have been impacted by the severe weather and what happens on a National level impacts our sales as well.
Below is the first month of sales compared to 2026 for all of the islands.  The number of sales are down pretty much across the board with the Home Median Price higher than last year for Maui and (almost) Oahu, Kauai was the only island that had an increase in their Median Price for condominiums.
