Kiahuna Plantation Real Estate Update-Sold | Kiahuna Plantation #183 $649,000 (LH)  I represented the Buyers in their purchase of unit #183 at the Kiahuna Plantation. This unit is really special to me, I had represented the Beckers when they sold it in 2017 and I just loved both of them and so did everyone else at the Kiahuna. Now it's been passed along to a new family who are just lovely and I couldn’t be happier for them.

Three Kauai Teens Vandalize Da Warehouse In Lihue

Da Warehouse Imports & Liquidation opened 15 years ago at Kukui Grove Center in the old Sports Authority location. A week ago Saturday, three teenagers broke in and caused tens of thousands of dollars’ worth of damage by breaking the water sprinkler line which flooded the store then using spray paint to “tag” pictures, art pieces and the walls of the store.

Da Warehouse is owned by a retired Air Force veteran Gary Maquire, who has a passion to keep things out of Kauai’s landfill, Da Warehouse resells furniture and artwork and what they don’t sell they donate.
Employees had seen three teenagers running away and last Friday two of the teens came forward. One of them was brought in by his mother and had an apology letter for the owner, the other teen apologized to an employee.Police are still looking for the third teenager and the investigation is still ongoing.

Sometimes It’s Better To Be The Second, Or Third, Listing Agent

There’s an old saying in real estate: “Sometimes it’s better to be the second or third listing agent.”

When a seller becomes attached to a price and the property doesn’t sell, it’s often the agent—not the price—that gets blamed. In many cases, the agent recommended a lower price from the beginning, but the seller wasn’t ready to hear it. The property sits on the market, and eventually the agent gets replaced.
And, it’s not wrong to initially try a higher price because you can always do a price reduction.  If you started off at a lower price, you’ll never know if you could have gotten a higher one.  After listing at a higher price you'll want to check on your pricing strategy and the signs you’ll want to watch for are:  feedback from showings that the price is too high, no showings or inquiries at all.

I’ve seen some very smart people overprice their homes, and it’s not because they don’t understand the market. It’s because they’re human.

There’s actually a name for this: the Endowment Effect—which is defined as our tendency to place a higher value on something simply because we own it. In real estate, where a home can be both a financial asset and a deeply personal possession, that effect can have a very real impact on pricing.

And sometimes, the market has to prove the point.

 2027 Improving Fiber Optic Connection For Kauai
The “Hawaii Islands Fiber Link” project will installing a fiber optic cable line under the water to connect all of the islands to improve internet access.This will be happening in 2027.

For Kauai the cable will run from Nukoli’i beach to Barbers Point in Oahu. Nukoli’i Beach is in front of the Wailua Golf Course on Kauai’s East side. The state funded project is backed by $400 million in federal funding, the cost is estimated to be $140M to connect all the islands by cable.

The “submarine cables” have a 25 year lifeline and right now there are three cables connecting the islands, two of them have surpassed the 25 year mark and this new cable is projected to greatly improve our existing system.

Three Years After the Maui Wildfires: Where Things Stand

Saturday, August 8th, marked three years since the Maui wildfires. The fires started early on that Tuesday morning and were not contained until Friday, August 11th. There were 102 people who lost their lives, 2,746 homes were destroyed and the historic town of Lahaina was burned to the ground.
In the three years 600 homes have been rebuilt and 400 are under construction.In Kula, where 21 homes were destroyed, 11 have been rebuilt.
