Kiahuna Plantation Real Estate Update-  Under Contract |  Kiahuna Plantation Unit 405
This unit got an accepted offer 3 days after being listed and we’re under contract at the listed price of $295,000 (LH).  It has a sweet retro vibe to it and is a true ground floor unit with a no stair entry and a lanai that is flush with the grass lawn.

Stormy Weather On Kauai
Just as things dried out from the previous storm we had another round of wet weather caused by an upper level trough that was largely impacting the northwestern parts of the islands.
We had a series of alerts by way of phone calls and text messages on Saturday saying to avoid unnecessary travel.
Flood prone areas in the northern part of Kauai were impacted.  I live on the south shore and can say there was no flooding that I heard of.
Hanalei bridge was closed as Kauai was getting 2 to 4 inches an hour and areas of the north shore also had power outages.
Oahu, however, was hit pretty hard.  The Moanalua stream was the highest it had been in 15 years forcing all of Otake Camp to evacuate their home.  Portions of Likelike Highway were turned into a river and shut down.
With rain comes rainbows!  I was riding shotgun with my hubby and caught this gorgeous full rainbow as we were heading towards Tree Tunnel.    

New Housing Project In Koloa 
The same developer that built the 1 and 2 bedroom condominiums in the back of Koloa Village is proposing another project called “South Koloa Town”.  This project is very near Koloa Village, cannot be vacation rented out, and will consist of 148 one-to-three-bedroom condominiums.  Some of the proposed units will have garages and the buildings will be a mix of Duplexes, Fourplexes and Eightplexes.  Square footage starts at 1,029 and goes up to 2,048.   
There was a meeting on February 18, 2026 in the Koloa Community Center where the developer presented the new project.  There were over 100 people at the meeting and of those, very few supported the project.  Two groups, Friends of Mahaulepu and Save Koloa have filed a petition with the Planning Commission to stop the project by way of not approving two zoning permits that would allow the developer to build multifamily housing.  Currently the property is not zoned for this type of building. 

The Kauai Planning Commission has a hearing on this scheduled on February 24, 2026 at 9 a.m. in the Lihue Civic Center.

Pe’e Road Closure For Poipu Mobility Project
From February 23rd to March 16th, Pe’e Road will be closed at Poipu Road. Pe’e Road is the access point for several condo complexes and housing developments, including Poipu Sands, Regency Villas, Makanui, Poipu Crater, Makahuena, and the Lanai Villas housing tract, along with other nearby projects.
The dates are weather dependent, so they’re not set in stone. Just know that once Pe’e Road is shut down, it will likely be closed for a while. The work is for a new roundabout, part of the Poipu Road mobility project. This will be one of three roundabouts planned along Poipu Road.
Other improvements include medians along Poipu Road and a continuous sidewalk.

National Home Sales Impacted By Weather
Existing home sales fell Nationally in January 2026 by 8.4%, all regions were impacted.  The Median Price is up year over year at $396,800 and inventory is up slightly. 
This does not appear to be a sign of a slowing market but more of a weather-related anomaly which impacted 40 states in the month of January.  Chief Economist for the National Association of Realtors Lawrence Yun had this comment: 

“The decrease in sales is disappointing. The below-normal temperatures and above-normal precipitation this January make it harder than usual to assess the underlying driver of the decrease and determine if this month’s numbers are an aberration.  Affordability conditions are improving, with NAR’s Housing Affordability Index showing that housing is the most affordable it’s been since March 2022. This is due to wage gains outpacing home price growth and mortgage rates being lower than a year ago. However, supply has not kept pace and remains quite low.”
