Poipu Beach Real Estate Update- Hale Pi’ilani, Poipu Beach | $5,995,000

Poipu Roundabout & Pe’e Road Closure
One of the three roundabouts that is being done as a part of the Poipu Beach Mobility Project is almost complete and I took a video of it last Sunday!
There is going to be a temporary signal at Poipu Road and the Bypass Road (Ala Kinoiki) and Pe’e Road will be closed starting May 19 to the 29th. To access Pe’e Road you’ll enter and exit by the Poipu Beach Park entrance. During the road closure they will finish the center of the roundabout.
Also any large trucks will not be able to go through this section during this time.
There will be two more roundabouts; one at Kiahuna Plantation Drive and Poipu Road and the other at Koloa and Poipu Road, we are hoping that the next one will be at Kiahuna Plantation Drive.
Hawaii Condominium Complex Improvement Loans
To help condo associations pay for critical building repairs as insurance costs rise and aging infrastructure bring on challenges the State of Hawaii have a state-backed loan program. The program will provide direct loans to Associations of Apartment Owners for projects intended to reduce property risks and improve insurability, including fire safety upgrades, pipe replacement and roof repairs.
To be eligible for the state loan you have to have been denied for a loan by another financial institution, a denial letter will need to be provided as proof.
Getting a loan to do major work is not uncommon with condominium complexes and many will add those payments into the association dues. If the complex is denied because then they have this state backed program to fall back on.
The loans are being done on a first-come, first-served basis and properties that are ready to being construction could be given priority.

Man Arrested For Throwing a Rock at a Monk Seal in Maui
Igor Mykhaylovych Lytvynchuk, 38, of Covington, Washington, was arrested on Wednesday May 13, 2026, near Seattle, Washington by Special Agents of the National Oceanic and Atmospheric Administration for throwing a rock at a Monk Seal in Maui.
On May 5th, while visiting Maui, he was filmed as he threw a rock at the head of a Monk Seal known as “Lani” and who frequents the Lahaina area. People watching said he “picked up a large rock the size of a coconut, took aim, and thew the rock at Lanis head.” He was confronted by those witnesses who yelled at him that they contacted police and Igor allegedly said that he was “rich enough to pay the fines”. The seal had not been hit but was startled and was not mobile for a long time. Lani appears to be fine now.
Igor appeared in court in Seattle and the judge released him but took away his passport. He will be coming back to Hawaii to face Federal charges.
If convicted he could face up to one year in prison for each charge and fines which could include $50K under the Endangered Species Act and $20K under the Marine Mammal Protection Act.
Oahu, Maui and Big Island Real Estate Year-To-Date 2026 vs 2025
Residential housing in Oahu is up for both the number of sales and the Median Price. Kauai, despite being down in our number of home sales leads the pack with the increase on the Median Price statewide.
Condominiums struggle with their Median Price statewide but show a slight increase in their sales on Oahu and, surprisingly, Maui.
