Kiahuna Plantation Real Estate Update - Sold | Kiahuna Plantation #25 $535,000 (LH)
There is so much that I love about this unit which had been in the same family for 44 years and was passed down from the owners to their three children. There is the logistics of the unit itself but when you are in the unit you can see why it became almost like a member of the family. 1924 Labor Battle Of Hanapepe
A memorial is going to be built to honor those that were a part of Kauai’s labor history in Hanapepe. The story is tragic and one that our island does not want to be forgotten.
In 1924 the Plantation camps were very much segregated. During September of that year a strike broke out in the Visayan Filipino section of the camp. They wanted a raise from $1 dollar a day to $2 and their 10 hour day shortened to 8 hours. On September 8th two of the Visayan Filipino strikers kidnapped two Ilocano Filipino workers that were trying to cross the picket line. Kauai’s Law enforcement tried to rescue the two captured men but a massive confrontation broke out and 16 strikers were killed along with 4 police officers; there were over 100 arrests made that day. All 16 strikers were buried in a mass grave in the Hanapepe Filipino and Portuguese Cemetery, those cemeteries were also segregated at the time.
A monument is going to be built to honor the workers who lost their lives which will be of two concrete columns with a gap between them signifying the conflict. Construction will start on September 1 of this year.
Poipu Road Mobility Project Update
I took this video on Sunday, July 5th. We are in front of Keoki’s and, as I showed in previous videos, the hill with the rock wall has been taken down. The outlines of a sidewalk have been put in and there will be a cross walk a little further up Kiahuna Plantation Drive to get to the other side of the street. After that the roundabout will start.
The existing sidewalk from the corner of the Kiahuna Plantation entrance to get to the shopping village is not being used and a temporary one is down the street a little bit.
At the East Entrance of the Kiahuna retaining walls have been constructed for a future sidewalk on that side of the street.
Hawaii Rounds Up, Or Down, Our Prices
On July 1, 2026 a new rule went into effect in Hawaii which rounds up, or rounds down, the total price to the nearest nickel. This is in response to the penny shortage and only applies to cash transactions.
If the cash total ends in 1, 2, 6 or 7 cents, it rounds down. The total rounds up if it ends in 3, 4, 8 or 9 cents.
$10.01 or $10.02 → $10.00 (rounded down)
$10.06 or $10.07 → $10.05 (rounded down)
$10.03 or $10.04 → $10.05 (rounded up)
$10.08 or $10.09 → $10.10 (rounded up)
Temporary Pause On Koloa Town Project
Friends of Maha’ulepu and Save Koloa won their lawsuit for permits to be put on hold by the Fifth Circuit Court last week for the approved 148 unit complex in Koloa town. Oral arguments will begin on August 12th at 1 p.m. in Lihue.
Bridget Hammerquist from Friends of Maha’ulepu stated: “This is a major win for the community. The court’s order gives Kōloa breathing room. It means the project cannot move forward under these permits while the court takes a closer look at what happened.”
The project is being challenged by the two groups who are concerned about the cultural impact of the proposed development along with the size of it, 148 housing units, increased traffic, parking and emergency access.
The project is on 9.5 acres of land, vacation renting is not allowed and will be affordably priced.
Kauai Real Estate Year-To-Date 2026 vs 2025
We have the first 6 months of data in to compare where sales are at compared to this same time last year. Since the beginning of the year there has been a tremendous amount of change and we see a shift in buyer behavior which, in turn, impacts real estate sales.
It isn’t that buyers are not interested but a majority of them have a lack of conviction which is slowing down the buying timeline. Instead they're looking at properties, gathering information, and comparing options, but many are taking longer to make decisions than they would have a few years ago.
We see this showing up in the number of sales but not so much in the Median Price.
Residential housing Median Prices are up, condominium prices are down but not by a lot and not at all in Lihue. Land sales, due to the cost of building and available inventory, are struggling.
