Kauai Real Estate-Buyers are frustrated by high prices and limited inventory, sellers are frustrated by a lack of offers and showings, and agents are trying to explain a market that has no rhyme or reason to it. In my 22 years of selling real estate on Kauai, this is the strangest market I’ve ever worked in. We have great properties sitting like stones while others sell for surprisingly high prices, sometimes without ever hitting the market.
Good pricing, photography and marketing absolutely matter—but none of us can manufacture a buyer who is ready to act.
I’m preparing my Year-To-Date review of the Kauai real estate market and the number of sales are down but the prices are not tanking. Check out the Big Island which had three monster residential home sales that broke all previous records; a $34.2 million dollar sale July 30, then on August 7th a $38.2 million dollar sale and on August 10th a $47.5 million sale.

Cesspool News!
If you have a property with a cesspool on Kauai, or are thinking about buying one this is for you. In 2050 anyone with a cesspool will need to convert it to a septic system, if you do any kind of remodeling that requires a permit you’ll need to convert it sooner.
The County of Kauai Housing Agency is offering $20,000 towards a conversion done now to those that qualify. They have a total of $1Million in grant money which works out to 50 homeowners that they can help. Starting September 8th, at 10 a.m. to October 6th at 4:30 you can apply in person or online and applicants will be prioritized by certain criteria.

SOLD OUT! This Weekends Kauai Marathon
Heads up if you are going to be in the Poipu Beach area on Sunday, September 6th or if you have guests or family that will be in the area. If there is any traveling that needs to be done this Sunday morning some advanced planning will make life a lot easier. There will be full and partial road closures in Poipu, Kōloa Town, Ōma‘o, Lāwa‘i and Kālaheo to accommodate the 2026 Kaua‘i Marathon and Half-Marathon.
The Kauai Police Department issued this list of closures which are scheduled from 5 a.m. to 1 p.m. on Sunday, Sept. 6:
All roads that provide access into Kōloa and Poʻipū areas will be closed 6:30 to 8 a.m. to through traffic.
Poʻipū Road, from Poʻipū Roundabout to Ala Kinoiki/Kōloa Bypass, will be closed 5:15 to 6:30 a.m.
Ho‘onani Road, from Lāwa‘i Road to Kapili Road, will be closed 4:15 a.m. to 1 p.m.
The portion of Kōloa Road near the Kaumualiʻi Highway/Highway 50 intersection will be closed 6 a.m. to 12:30 p.m. to all inbound and outbound traffic.
Lauoho Road, Waha Road and Puʻu Road will be closed 7 a.m. to 12:30 p.m.
ʻŌmaʻo Road, from Kaumualiʻi Highway/Highway 50 to Kōloa Road, will be closed 6 to 9:30 a.m.
Ala Kinoiki/Kōloa Bypass will be closed 5:45 to 7:45 a.m.
Maluhia Road, from Ala Kinoiki/Kōloa Bypass to Kaumualiʻi Highway/Highway 50, will be closed 6 to 8 a.m.
Partial road closures include:
Kaumualiʻi Highway/Highway 50, from Maluhia Road/Tree Tunnel to ʻŌmaʻo Road, will have alternating one-way traffic 6 to 9 a.m.
Papalina Road, from Waha Road to Puʻu Road, will have alternating one-way traffic 7 to 11:30 a.m.
Lāwaʻi Road and Spouting Horn inbound and outbound traffic will be re-routed through The Shops at Kukuiʻula.
Ala Kalanikaumaka/Kukuiʻula Bypass will be closed 6:30 a.m. to 1 p.m. Outbound traffic from the Poʻipū roundabout to Kōloa Road will remain open.

Improvements To Wilcox Medical Center
Any improvement to our biggest hospital on our island benefits every property owner, resident and visitor. Wilcox Hospital is a not-for-profit medical center who rely on donors to expand programs. This last donation came from “The Leona M. and Harry B. Helmsley Charitable Trust” who donated $10.6 million towards a interventional radiology suite which will allow specialists to use imaging to perform biopsies and procedures through small incisions in the body. This eliminates the need to fly to Oahu in some cases.
The interventional radiology (IR) suite is the first of its kind on Kauai. The Helmsley Charitable Trust has awarded more than $65Millon to Wilcox to date.
Federal Government To Extend Kauai Lease
The Federal Government is one of the top financial contributors to the island of Kauai and they are looking to continue to lease 8,195 acres of state-owned land. The leases will start expiring next year.
NASA has 23 acres of land for its Kokee Park Geophysical Observatory which is past Waimea Canyon.The Navy has 8,172 acres of leased land at PMRF (Pacific Missle Range Facility) which is at Barking Sands beach on the Westside, they also own 1,925 acres on the coast in the same area.

🇺🇸 When Hawaii was a Territory they transferred the missile facility land to the U.S. Army in 1940.
🇺🇸 The Air Force took control sometime after that and in 1956 it went to the U.S. Navy.
🇺🇸 After Hawaii became a State in 1959 they started to issue leases to the U.S. Navy.
🇺🇸 NASA started leasing lands in 1960’s and built an observatory known as “Project Mercury” which was a part of our first flight into space.
