Severe Weather For Kauai And The State
A huge Kona Storm is predicted to hit Kauai on Tuesday and could continue into the weekend. Kona storms are different because they are low pressure systems that hitch a ride on the jet stream and will move from West to East. Most often we’ll have trade winds and storms coming from the norther and eastern side of the islands. Kona storms have cooler air temperatures and usually produce more flooding.
We have been warned that there could be flash flooding, strong winds and intense rainfall.
Couple Flee To Poipu Beach After California Shooting
On the evening of March 3rd there was a lot activity in Poipu Beach that we normally don’t have.
It started with a shooting in California on the morning of February 22nd. A 39-year-old man shot at a police car while the officer was in the vehicle. The gunshot hit the passenger side of the trunk before hitting the rear seat. The officer was not injured. It’s alleged that the suspect fired a rife from the balcony at an apartment complex, in the apartment firearms were found.
A 22-year-old female helped the 39-year-old man escape and they both flew to Kauai the next day where they stayed in Poipu Beach. I looked it up and one of the suspects has a home here in Poipu which explains why they would travel here.
The United States Marshal Service Fugitive Task Force, the LA Police Department and the Hawai’i Sheriff’s Division all worked together to track them down to Poipu Beach. The Kauai Police Department contacted the suspects and apprehended them after they tried to run away.
They are currently waiting here on Kauai to be sent back to California, a motive is not known at this point.
A Battle On Privately Marketing Real Estate Listings
The state of Washington passed a bipartisan bill that prohibits “marketing residential properties to an exclusive group of prospective buyers or real estate brokers.” (To see more read SB 6091). In other words: agents keeping a listing out of the public eye and only marketing it to who the agent chooses to market it to.
This landed in my inbox as many other articles have dealing with the lawsuits and legislation relating to real estate companies being able to advertise their listings before posting them on the Multiple Listing Services (MLS). This really ramped up after the National Association of Realtors mandated that the compensation that Sellers will pay to the Buyers agents be removed from the MLS, after that this noise started to happen.
Why this may matter to you: When you are listing your property, no matter where in the U.S. you live, know how you want your property to be marketed. For some high-profile individuals, they don’t want the general public to know their home is for sale and they really don’t want pictures of their home on the internet. Once the home is on the Multiple Listing Service it’s also on the heavily trafficked sites like Zillow, Redfin, Homes.com and global real estate sites as well.
If your goal is to get the most exposure that you can the biggest tool to use is the Multiple Listing Services in the state you live in. Once it hits there, even in Preview Status, all of the agents in every company know about it. After it’s officially released the exposure is huge. This is your choice, just know what you are doing, why you are doing it and what you are signing.
This issue is not going away as the concerns about transparency, fairness and equal access in the residential real estate market continues to increase. There are three states that have passed or have proposed similar legislation including the state of Hawaii. They are:
Hawaii: a similar bill has passed through several committees as of March 3rd.
Wisconsin: In December a Seller has to officially “Opt Out” in accordance with a new law.
Illinois: a new bill was introduced in February that would have the Seller signing a form to Opt Out.
Oahu, Maui and Big Island Real Estate Update
The first two months of the year real estate numbers are in for all of the islands for the first two months of this year.
And the islands are pretty much in lock step with activity;
