To Renovate Or Not Before You Sell
When a property is for sale that is either a fixer upper or the renovations are dated, I find Sellers and Buyers looking at this very differently.
I’ve heard Sellers say the Buyer is just going to do their own renovation anyways, if I did any improvements to the property the Buyer might just wind up ripping it all out.  The Buyer might not have the money to do any renovations so they need to decide what they can live with.Or if it’s a vacation rental the Buyer is thinking “I’ve never owned a second home, I don’t know who to call to fix this up and I won’t be able to rent it out while it’s being renovated.”
When a buyer is purchasing a property that is thousands of miles, and a plane ride away from them, it’s sometimes a stretch for them to start off with a renovation.

For a Seller they may not have the funds to do work to the property.If they do, it needs to be a Sellers market to get all, or even a partial part of that investment back.

What to do is answered by the market itself, is it a Seller or Buyer’s market?In a Seller’s market properties that need a complete renovation sell quickly because Buyers are seeing properties flying off the market and when everybody is tripping over each other to buy they do too and will figure out the renovation later.

But if it’s a Buyer’s market and they have some inventory to choose from they will pay more for a property that is turn key.

Is it a buyers or seller’s market for your price point, or neighborhood, or condominium complex?There is no one size fits all for that question but a good real estate agent that is not afraid to be truthful with you, and who knows the market, can help you with that.


Kauai Fuel Thefts

The Kauai Police Department has been warning residents and visitors to be vigilant about a recent spike in gas being stolen from cars.The thieves are cutting the gas tank lines and drilling holes in the gas tanks and making off with the gas.

This has been happening in residential neighborhoods, business parking lots and by hiking trails to both residents and visitors.

Kauai Police Department said to:

• Park vehicles in well-lit areas whenever possible.

• Secure vehicles in garages or behind locked gates if available.

• Install motion-activated lighting or security cameras around parking areas.

• Avoid leaving vehicles unattended for extended periods with full fuel tanks when possible.

• Report suspicious persons or vehicles observed lingering near parked vehicles, especially during nighttime hours by calling 808-241-1711.

Trying To Bring Back Hawaii’s Film Industry

The sudden stop in our film production a couple of years ago caused a financial spiral in that industry that caught the attention of the state.We were at a point where we had zero filming being done for movies or TV shows.Hawaii has been a favorite of Hollywood to film at when they needs something tropical enough but not out of the country to film at such as Jurassic Park and Jumanji.
After our industry was at a virtual standstill there was the passage of some bills that is seemingly helping the wheels to start turning again.
Disney’s live action Moana was released this week, portions of it were filmed on Oahu which stood in for the fictitious island of Motunui.Netflix recently wrapped up production on “Untamed” which was partially filmed on the Big Island and Oahu.A sequel to the Live action Lilo and Stich will be released in 2028.

Kiahuna Plantation Drive and Poipu Road Roundabout Update

Crews were working all last week at removing the rock wall and hill in front of Keoki’s, both of which are now gone.  My video was taken coming from the direction of Poipu Beach on Poipu Road and making a right hand turn at Kiahuna Plantation Drive.

Progress on the other side of the street, directly opposite of Keoki’s, shows the foundation of a sidewalk that is being put in.  What is not shown is the cross walk coming from the Kiahuna Plantation to the shopping center, that has been moved down the road a bit towards Poipu Beach. 


Oahu, Maui and Big Island Real Estate Year-To-Date 2026 vs 2025

We're no longer in a market where buyers feel pressure to make a decision. We're in a market where sellers have to give buyers a reason to make a decision.  This does not mean a price reduction will automatically solve the problem of a correctly priced property sitting on the market , not when you have Buyers being in a wait and see mode.
The issue today isn't whether buyers like the property. The issue is whether they feel enough certainty to move forward. If you are selling: position your property so that when they're ready, yours is the one they choose.
