19 Year Old Kauai Man Lost At Sea While Fishing
Matthew Packard-Asai was a 19 year old local boy from Kapaa.  Last Wednesday he was fishing near Kahili Beach in Kilauea when he, and another fisherman, were swept out to sea.  One of the men was rescued but Matthew was not found.  For three days there was an all out search which was suspended on Saturday afternoon when human remains were found. 

$18.25 Million Dollar Kauai Land Purchase
Hawaiian Home Lands bought 260 acres of land in Lihue from Grove Farm which is owned by AOL’s founder Steve Case, the total cost was $18.25 Million.    
The plans are to build a total of 1,100 homes for Native Hawaiians and the land will be split into two communities; 1 for the 1,100 single family homes the other for agricultural use.

The fate of Kauai Coffee Company is front and center in our local news and, with the landlease expiration date fast approaching, tensions run high.  With that comes a lot of talk and speculation. 
The story of what is actually happening is different depending on which side you listen to.
The current status is the owners of Kauai Coffee Company continue to negotiate with Brue Baukol Capital Partners, the owners of the land.  The landlease expires March 14, 2026 and the owners of KCC have given notice to their employees in case an agreement cannot be reached.
The land is zoned agricultural, for it to be used in any other way would require state approval.  Kauai Coffee Company produces between one and two million pounds of coffee annually and is the largest coffee producer in the United States along with employing hundreds of people.

FinCEN Starts March 1, 2026
Financial Crimes Enforcement Network known as FinCEN.  If you are purchasing property as a Trust or an LLC, and it’s a cash transaction, a “Real Estate Report” also known as a “RER Form” will legally be required to be filled out by our Title Companies.  The information needed will be Names, dates of birth, address and taxpayer identification numbers for the Entities that are purchasing the property. 
The report needs to be filed by the last day of the month following the closing or 30 calendar days after closing, whichever is the later.  Those that don’t comply are subject to Civil Fines.
FinCEN started in 1990 by the U.S. Department of Treasury.  This new procedure is in attempts to stop money laundering in the U.S.

Kauai Real Estate Year-To-Date 2026 vs 2025
Kauai Home buying activity in the fourth quarter in 2025 was very strong.  But now the question is;  did our January activity happen in December?  Our January underperformed the previous year but, this could turn around next month as evidenced by what we have under contract. 

Here what to watch for:
📊 Buying activity December of 2025/January 2026 will start showing up in February
📊 February of 2025 there were 31 homes sold, only one sold above $3 Million mark
📊 As of today 63 homes island wide are under contract
📊 Of those 15 are $3 Million and higher
📊 Watch for February numbers
