Poipu Beach Real Estate Update- Last week, two significant sales happened before they ever hit the market in Poipu. One was a three-bedroom home on the Kiahuna Golf Course in Poipu Beach Estates that sold for $4.1 million. The other was a unique Peʻe Road property consisting of five vacation rental units that sold for $3.875 million. Activity hasn't disappeared. Buyers are still making decisions when the right property is offered at the right price.

Growing Rice On Kauai

In Hawaii we eat rice, and a lot of it.  We also import 100% of it, to the tune of 140 million pounds a year because Hawaii residents eat three times the amount of rice than the national average.  So, looking in to growing here was a step that was recently taken in a collaboration with the University of Hawaii’s Manoa College and the Tokyo University of Agriculture and Technology.

The testing started in a Kapaa farmers field in the summer of 2025 and the results were favorable.  The yields in Kapaa were 3.79 to 4.01 tons per hectare which is comparable to the yields in Tokyo. However, in Japan, the crops took 134 days to mature and in Kapaa it was 97 days.  The amount of our sunshine and stable temperatures generated heavier grains of rice and a lower protein content which makes for a better softer “sticky” rice texture.

Growing rice in our state would be an excellent move towards sustainability.

Kauai Real Estate Market Has Buyers. So What’s Missing?

Interest is there, certainty is not. That one sentence explains Buyer behavior in today's real estate market.

Buyers are still looking but what many aren't doing is making decisions as quickly as they did just a few years ago. The urgency that defined the 2021 and 2022 market has been replaced by more inventory, more choices, and more hesitation.

There are only a handful of things a seller and their agent can control: price, presentation, condition, and accessibility. Everything else is outside their control.

Pricing a property correctly has never been more important. Before making a pricing decision, I believe sellers should first take an honest look at the factors they can influence.

Kauai Bull Shed Opens In Hilo
Located in Kapaa is the original Bull Shed which has been there since 1973. It has been closed for renovations and is supposed to be reopening around Christmas of this year. Located on the ocean and serving ono grinds it’s been a favorite for locals and tourists alike for decades.

They have opened their second location in the Hilo Hawaiian Hotel on the Big Island of Hawaii with views that overlook Hilo Bay and Mauna Kea.

Kauai Real Estate End Of July 2026 vs 2025

The numbers show that Buyers are still actively, but selectively, buying on Kauai with the exception of land. Land sales are struggling at the moment with construction cost headwinds. Single family homes are a slow burn on the South Shore but overall the prices are trending upward. The Median Price is down for condominiums on the south and north shore but up in Lihue which makes sense as they have the highest concentration of residential condominiums which appeal to buyers that are priced out of the housing market.
