Poipu Beach Real Estate Update-  Sold |  Pili Mai 4K $1,605,000
What a sweet unit.  I loved it and it showed beautifully, just like a model home.  And it practically was, owner occupied and very little use.  One of my favorite features was the privacy that this unit had, 3 wall were not shared and the 18 side windows gave this unit a lot of nature light.  While this unit is sold, the unit above is available and it has the same floor plan.  You can view that unit by clicking here:  Pili Mai 4J

Kauai Coffee Company Update- Notices Sent To Employees
With the lease set to end on March 28, 2026, and no renewal of the land lease, Kauai Coffee Company sent out 141 “Warn” notices to its employees notifying them that they could be unemployed at the end of March.
From what I’m reading there are two conflicting statements; the Kauai Coffee Company says that Brue Baykal Capital Partners, the owners of the land, are not going to renew the lease.
However, in a statement from BBCP they say:  “Let me be clear, BBCP has negotiated in good faith for more than two years and has no plans to lay off employees or rezone important agricultural lands.  Our focus is, and will remain, on the employees — the heartbeat of Kauai Coffee — and we are committed to doing everything we can to ensure stability and a smooth transition, with or without Massimo Zanetti Beverage Group’s agreement to new lease terms.  It is our intention to retain all Kauai Coffee employees who wish to continue working with us. We look forward to maintaining and evolving coffee operations and the experiences of both employees and customers.”
Kauai Coffee Company is the largest coffee producer in the U.S. and also operates as a tourist attraction.  It is owned by Massimo Zanetti Beverage Group who has said they would like to continue their operations.

Local Poipu Residents Working To Protect Monk Seals
I don’t yell at people. So it was very out of character for me, back in 1998, to jump up from my beach towel and shout at a woman to stop harassing a monk seal sleeping in front of Kiahuna Plantation. She was yelling at it to get it to yell back so she could get a photo. I was halfway down the beach before I realized what I was doing (my husband enjoyed telling that story for years). Back then, awareness was minimal; it really was the Wild West for monk seals and turtles.
Thankfully, that’s changed. For years now, volunteers have been roping off resting seals (and turtles), keeping people the required 50 feet away. New laws—and real consequences for ignoring them—have helped shift behavior.
In 2023, a sleeping monk seal pup inspired two Poipu residents to create Iliokai, a Kauai-based clothing and accessories brand focused on monk seal awareness. Iliokai means “sea dog” in Hawaiian. One Kauai-born pup, sketched by Amanda Kaufmann, became the artwork behind tees, hats, note cards, keychains, beach towels, and some very hard-to-resist plushies.
The proceeds support Ke Kai Ola Monk Seal Hospital in Kona, which cares for seals statewide. The brand launched in July 2024, raising $424 that year. In 2025, it exceeded $22,000. Today, Iliokai is carried in 10 locally owned shops on Kauai—good gifts, doing actual good.

Maui County Council Votes To Move Forward On A Clean Up Bill

With the Maui County Council approving Bill 9 there will be over 7 thousand condominium units that are on the Minatoya List will be phased out of being able to vacation rent, the ability to rent out long term will remain.
How this happened;  the “Minatoya List” was approved on April 20th, 1989, this list allowed certain apartment zoned condominium complexes to have the option to vacation rent.  These condominiums were exempt from their zoning and with the passage of Bill 9 that exemption will be phased out.
As soon as Bill 9 passed the lawsuits started coming in which was expected.  Maui is now facing significant legal and financial concerns with these lawsuits along with the loss of the TA/GE and tourism revenue.  Many of the condominiums on the list are not built for full time living and are in the sea level rise area.
In efforts to address this the Maui County Council approved Resolution 25-230 which would establish hotel districts for 4,500 of these units, allowing them to vacation rent out their properties.  To read that bill in full click here:  Resolution 25-9230

Poipu Road Renovation Update
The corner of Poipu and Pe’e Road is getting a lot of work done right now, I took this video last weekend.  The traffic is down to two very small lanes, tight but doable.  Further north on Poipu Road, as you are passing the Kiahuna Golf Course they are putting in a sidewalk.  Crews are working at some section of our road every day, the completion date is slated for 2027.
