Poipu Beach Real Estate Update- I don’t know what’s in the water in Poipu Beach lately, but last week was non-stop — I had the privilege of helping three sets of buyers get their offers accepted and we're now in escrow for these three properties (click on the names to see photos); 1) Poipu Palms Oceanfront 2/2 List Price $1.4 Million. 2) Kuhio Shores Oceanfront 2/2 List Price $1.350 Million and 3) Kahala Ocean View #633 List Price $1.1 Million.
Real Estate postcards and social media posts often rely on the “yell and sell” approach — which rarely works. Buyers and Sellers don’t need to be told the market is active; they can see it when the properties they’ve gotten used to seeing hanging out on Zillow suddenly start disappearing they know something is up. There are two types of buyers: the ones who got there early and tipped over the first dominoes, and the ones who notice what’s happening and move quickly to catch up. We’re now three weeks into this level of activity, and at this point, I’m not seeing it ease up.

Poipu Road Renovation Underway
I attended the South Shore “town hall” meeting back in 2013 and, 12 years later, it’s happening. To be fair, some work was done several years ago in front of Koloa Elementary, but then it all stopped. But, last Tuesday a ground breaking ceremony was held and this major undertaking is underway. The roads will be shut down to one lane at various times and this is a small price to pay for the work that will be done. This is really exciting for the South Shore.
Here is what is being done on Poipu Road;
🚧 Three New Roundabouts at the intersections of Koloa Road/Poipu Road, Kiahuna Plantation Drive and Poipu Road, Pe’e and Poipu Road.
🚧 Continues Bike Lane (With the exception of the front of the Hyatt)
🚧 New Sidewalks, One Being The Full Length Of Poipu Road
🚧Crosswalks
🚧 Bus Stops With Shelters
🚧 Turn Only Lanes
🚧 Koloa Bridge Repair Work (already completed)
🚧 Resurfacing Koloa Road in Koloa Town (already completed)
This is a massive investment into the South Shore totaling over $70 Million, here is where the money came from;
💰 $25 million Rebuilding American Infrastructure with Sustainability and Equity grant from the U.S. Department of Transportation.
💰 $33 million in additional federal funds primarily through the Infrastructure Investment and Jobs Act.
💰$13 million in Kaua‘i County funds.
💰 $2 million from utility partners.
Construction will be completed by December of 2027.
Or Will This Change? Poipu Residents Have Concerns
Poipu Beach residents saw pink ribbons on trees like the huge one in front of Keokis and those near the Kiahuna Plantation. When they investigated, they found out those trees were slated to be removed and that was not on the original design plans done by the engineers. They went before the Kauai County Council this last Wednesday to voice their concerns.
Council Members said they would visit the project site to see what could be changed.

First Kauai Humpback Whale Spotted
On October 14th the folks on board a Holo Holo Charter boat ride saw this season’s first Humpback Whale. This company takes their boats along the Napali Coast and anchors near Ni’ihau to allow people to snorkel.
Humpbacks travel 3,200 miles each year from Alaska to the Hawaiian waters where they will give birth. They are usually spotted around November and their numbers are estimated to be around 12,000.
North Shore Man Has Firework Mishap
An illegal firework exploded under a parked car in a residential neighborhood in Kilauea last week. Around 11:30 a.m. a 24 year old man set off an aerial firework which took a deep dive right turn and landed under a car where it exploded.
The man ran away from the scene but a Ring Camera had everything recorded and police were able to track down who it was and he was arrested.
No injuries were reported. The man was charged with second degree reckless endangerment and has plead not guilty.
Hawaii Ranks Second In Nation For Porch Pirates
“Porch Pirates” These are people that will steal packages from front porches and if you are here in Hawaii you’re in the second state with the highest number of thefts, second only to New York. CapitalOne’s Shopping Research said that people in Hawaii are 50% more likely to experience package theft than the average American.
Most of the thefts are packages from Amazon.
Hawaii Legislation established in 2022 that mail theft is a Class C felony.
